Adding points after buying a SSR resale??

We are considering purchasing one of the 200-pt SSR resales. If we did this, they would represent our first DVC points. Unfortunately, they aren't quite enough for us (but another 200 would be too much).

If we wanted to buy additional points (40-70), would we be able to buy them from Disney directly, or would Disney require that we purchase 150 points, since we've never purchased points from them before??

Once you have the original contract (whether resale or through Disney), you will be able to buy as few as 25 through Disney as an add-on. If you want to finance, you will have to buy 50 points minimum I believe.

Would you also be able to tell me what, if any, hidden costs pop up when you're purchasing resale (clsoing costs, commission, etc.)? Or perhaps I should start a new thread???
 
Buyers are typically expected to pay for closing costs (about $400) and maintenance fees on any current year points available. But, in a resale, EVERYTHING is negotiable. You probably want to address these items in your initial offer.

Commission is paid by the seller.
 

Everything is negotiable on a resale but here are the standard terms.

1. Agreed upon price per point
2. Buyer pays the closing cost - usually about $500
3. Buyer pays MF on all remaining current use year points. If any points have been banked from a prior use year the buyer typically does not pay MF on those points (doesn't really apply for SSR anyway since it is new)
4. It is very import to not only know how many annual points the contract is for but to also make certain you understand how many points are currently available and if any of the next years points have been borrowed.

Disney will not punish or second-class you in any way for buying resale rather than direct.

I can't believe there are SSR resales already. Can I be nosey and ask how much you are paying a point?

We are also new DVC members at SSR. We probably won't be using this year's points (175) so if you need any extra points to tide you over we could probably work something out.

The SSR Resale marked "pending" at TTS represents our first foray into the world of the DVC!

Now let's just hope it gets through ROFR withour any difficulty! Fingers crossed!

BTW, Mark, I don't think we'll be needing any points (just got back from a 9-day honeymoon at WDW -- woo hoo!), but I really appreciate the offer. Yes, with closing costs, it will wind up being $80.50 per point -- a great deal, as far as I'm concerned. Just have to wait out the ROFR process.

And then after that, buy more points directly from DVC.
