Within a few months of having original AKV paid off, dh wants to add on! He has been looking at the resale sites and has decided to either add on with the same use year at AKV or OKW extended so that when the kids inherit it will expire at the same time. It seems pretty simple but when you see a use year on a contract that you think you want to purchase, do you make an offer or is that the price that you pay? If you purchase a June 2010 use year, those maintenance fees are already paid right? Closing costs to expect? What steps follow? Looking for advice from you experts out there before he is ready to jump on something. Seems to make the most sense to keep the same use year as to keep everything easier.
 
We just did this very thing for the very same reason. We had 3 contracts, one of which was 190 points; the other two didn't add up to that many for the second child. Keeping the same use year would make it the easiest for your kids in my opinion. We worked w/ Jason at the timeshare store. He and especially Jamie were very patient and good at explaining the process.

you can make a lower offer. just make sure your offer is high enough that disney won't take the contract away from you (ROFR) and make you start all over.

technically, maintenance fees are billed by the calendar year...so if you buy a contract with 2010 pts, you would be expected to pay for the 2010 maintenance fees. if you are buying resale, this is negotiable. if you bought direct from DVC, you would owe 11/12ths of the 2010 maintenance fees.

Closing costs to expect?

for the timeshare store, they start around $325 for a 25 pt contract...up to $400 for a 100 pt contract and higher for larger contracts. other brokers may have different fees.

What steps follow? Looking for advice from you experts out there before he is ready to jump on something.

IIRC, you agree on terms for the contract, submit a deposit and sign some paperwork and then the broker sends the contract to DVC to see if they will let you have it or if they think you've negotiated a great deal and they would prefer to buy the contract under those terms.

yes. i agree completely. if the contracts are titled the same and have the same use year, they can be combined under one member number (although you can still sell or will them separately.)
 
We puchased in 2006 277 pts. UYAug. Have been looking for awhile for an addon from TSS. Small addons don't com too often and are bid on fast. We just snagged a 50 pt but with a June UY very happy to get it. Waiting now for ROFR....Yuck!
 

Thanks for the info. Now just playing the waiting game. He keeps changing his mind on what resort to add on to. We go to Kidani next month so it will be interesting if the place knocks our socks off and if we "need" more points there..lol.
 
How long does the ROFR process generally take?

Is ROFR where Disney decides to buy it at the negotiated price or is it Disney saying the seller can't sell at that price?

DVC can take up to 30 days to decide.

yes. if you negotiate a great deal, DVC has the right to step into your shoes as the buyer and buy it at the negotiated price.
 
We're thinking of adding on this month also, we own at SSR and are looking to start adding on at OKW in 50 pt increments with the same UY. Am I correct in thinking that if we have them titled the same they can be listed under the same master and if needed to be combined at the 7 month mark for a stay they could be without using our once a year transfer? Thanks

DVC still needs to combine them under one member number but yes, you can combine pts at 7 months without a transfer.
 
Thanks, one more question, on the flip side if I'm not going to use all my points, I know sounds crazy but it has happened, am I still allowed only one transfer out or am I allowed one for each resorts points if their listed under one member number. Thanks again
 
I just added on in dec. I did it with Disney because.... No closing costs! Secondly you can get last years points. Plus they can be two different memberships. So I have one through SSR use year Dec. And AKV with Feb use year. Added 100 pts. I got the 100 points from 2009 and in one month and some change I got the Feb. 100 pts. I did not have to pay dues on the 2009 points. Double the point usage and no closing costs. They are two seperate memberships with two different use months that are close together. I believe this was the best bang for the buck. I found the resales were stripped of points and not much cheaper than the incentives Disney was implementing. As I side note they also gave me some FP cards for my time. I could not be happier with the way they treated me. Very professional and you get instant point usage w/in 24 hours. Plus use your Disney credit card and get 6 mo. 0% interest and reward points for almost $100. :thumbsup2

I like the idea of adding 50 points at a time. Seems like I could do that every other year instead of waiting 4 years for 100 points.

if you are not an owner, you have to buy at least 100 pts to buy direct from disney.

they were already owners who added-on to their current contract. owners can add-on directly from disney for as few as 25 pts if they pay cash, or as few as 50 pts if they need to finance.

i got my 40 pt contract as a resale from an owner who bought it originally as an add-on.

If you go to TTS they have all listings of points for resale. They can put you on their email list and when new ones come out daily they will email you. You will have to watch closely because they go very fast. I am waiting for ROFR now on a 50 pt contract.
 
Well I did it, after months of looking for just the right resale for us and not finding it DW said just call Todd our guide and get er done. So it's done, our first but I'm sure not last add on since buying in, we've also added one granddaughter with another due to arrive this fall. With four kids I'm sure our clan will continue to grow requiring more points .
