Add on thru Disney: fees / closing costs?

We just bought a 50 pt SSR resale contract and ended up paying $449 in fees :( I didn't know how many there would be!

1. Settlement or closing fee(Fee for closing services) 272.60
2. Abstract or title search 50.00
3. Title Insurance 60.00
4. Recording fees:Record Deed To: Orange County Comptroller 18.50
5. State tax/stamps: Deed $29.40 Mortgage $0.00 To: Orange County Comptroller 29.40
6. Record Waiver of ROFR To: Orange County Comptroller 19.50

Now we're thinking about doing a 30 pt add-on at AKL through Dsiney and want to know, how much would we have to pay in fees? I know that #6, Record Waiver of ROFR, wouldn't apply, and I think I heard that if you add on thru Disney you don't have to play a closing fee? I'm just wondering what kind of fees we're looking at with an add-on?

TIA for any info!
 
We did a 110 point add on earlier this year and did not have any closing fees. Maybe it was because of the number of points that you bought.
 
Add-ons direct from Disney will have no fees other than the per point cost of the add-on. Disney only recently started charging closing fees for first time buyers too. We never paid ANY closing fees buying direct from Disney.
 
You do save a few dollars per point by going re-sale but when you take into account the amount of fees involved - especially on smaller contracts, the wait time involved and the stress of waiting on Disney to exercise (or not) their ROFR, I have found to go direct through Disney to be my best avenue for purchase.
We did an add-on purchase last Friday, the points were in my account by Sunday afternoon and I received my Fed-ex box today. I paid only the price per point, there were no additional fees of any kind involved. :)

As others have stated, there are no fees through Disney for add-ons.

Regarding resale, we have purchased 3 separate contracts and have never paid closing costs. If you decide to go resale again, all fees (MFs, closing costs, GMAC fee, etc.) are negotiable. People are less willing to negotiate with smaller contracts because they don't have to, but it can be done.

Did you agree to pay the total closing for the contract?
 
The asking price was $86/pt and we offered $84, so didn't think about negotiating on any of the other items. Also it was a GMAC contract but we found it through Jaki Apetz of **********.com and she negotiated for the seller to pay the $195 GMAC fee--if she hadn't we would have paid $644 in fees!

So no fees at all through Disney? Hmmm...so do I call MS for an add-on?
 
IMHO the best way to purchase smaller contracts is through Disney if you are already an owner. Resale contracts closing costs are to high for that small amount of points and most sellers wont negotiate with those contracts.

Smaller point add on's are easy through Disney if they have the points or you are willing to wait. One swipe of the credit card and you are in the system in a matter of days. :cool1:
 
Just curious as to what most of you consider 'small' in regards to a contract. Obviously 50 pts. is small but how about 100? Just thinking of a 100 pt. resale and wondering where the cutoff might be for it to be worth all of the associated fees (vs. a direct add on from Disney). I realize it would depend on the indvidual contract but just wondering in general about people's idea what constitutes 'small'.

I bought a 100 point resale (BCV) but only because I got tired of waiting for the points through Disney.

To me it would depend on what resort you are buying (which dictates cost on resale market) and how many points. If you are buying BCV for instance you probably wont save any money (or minimal) because the resale price is so high.

If you were buying Vero or OKW you stand to make out better on resale if you are getting 100 points or more.

You also need to be willing to go through the "resale process" and ROFR which takes longer and holds some risk of not getting the points.
 
We just bought 100 add-on points thru Disney at SSR. They were offering $10 off per point and an extra $500 Disney Visa gift card. This was a great deal for us vs. resale. We bought at $94/point. If we would have used resale, we could have purchased at around $84 per point, but with closing costs and the fact that many resales don't have any current points available, plus the gift card, plus we received 2007 points on top of everything, we made a much better deal thru Disney directly.

We just sold a 50 point contract at Wilderness Lodge thru the Timeshare Store, though, to help with the purchase of the SSR points. It sold in 1 day!
Disney has already passed on ROFR, so we are just waiting for estoppel and paperwork for closing. It's been a pretty easy process so far!

Right, hadn't thought about where you buy making a difference. Should have said we'd want VWL, which I guess is between Vero/OKW and BCV pricewise. I think we could survive the dreaded ROFR process at least once. I suppose if Disney snapped it up on our first try I'd have reservations about trying it again.
