A question about our points...

So this may be pre-mature or late on how you look at it but, we made an offer on SSR and it was accepted and now we are filling out paper work etc...

The contract says it will have full 2011 points full 2012 points and the Use year is Aug. Does this mean it won't have any points until Aug and we have to wait until Aug to make a reservation? If we are not wanting to go anywhere until summer 2012 do we need to bank those points and then use them when it gets 11 months out from when we want to go? OR are the points in there now (put in in Aug 2010 and go until Aug 2011)?

Sorry for so many questions I just dont want to lose out on the points from this year if we dont technicaly plan on using them until next summer.

Also I think I know that Aug is not the best UY for use but the price was good and I seriously doubt we will ever need to cancel last minute but its a risk we are taking.

Based on what you wrote, you will have no points until August 11 unless you borrow them for a trip before July 31, 2011.

Those 2011 points, in their normal use year, are good for stays from August 1, 2011 - July 31, 2012. If you want to use them in that period, you don't have to do anything. If you want to use them in the following use year period (2012-13), you would have to bank them by March 31, 2012.

Use Year has nothing to do with when you can make a reservation. Even though you have no current points the points you have for 2011 may be used right now for reservations at your Home Resort thru March 6, 2012 and for reservations at other DVC resorts thru November 6, 2011. DVC will always look at the points that will be available in your account at the time of the reservation you want to make.

Unless there are still 2010 points available, you won't have any current year points until Aug 2011. But you can borrow them and make a reservation for anytime before Aug or you can go ahead and make a reservation now for anytime after Aug.

All it takes is forfeiting your points one time to make you wish that you had bought a different UY. Someone in the family catching the flu just before your vacation, job changes, car accident, death in the family, snow storm, are all reasons that others have posted when asking "how do I keep from losing my points".

We like our Aug UY as we travel mostly in Fall and Winter when WDW crowds are thinner and temperatures lower. So we consider it the "best", though it depends on individual situation.

Remember all resales are negotiable! Just because the price looks good, look at the overall contract, UY, price and how many points are currently available
If you just made an offer just realize it will take over 2 months before you even see the points before you can make a ressie. Good luck!

As others have stated the points are there but are not usable until August 1, 2011, the first day of your use year, UNLESS you borrow those points for a reservation from now through July 31, 2011.

You can make a reservation using your 2011 UY points for a reservation for the summer of 2012, 11 months before the first day of your reservation if you are staying at your home resort of SSR. So if you want to make a reservation for June 29, 2012 with a check out of July 6, 2012 you will call MS on July 29, 2011 and make reservation for up to seven days. You can add more days later if you want. If you want to make the reservation for August 2012 you'll need to bank the points. If you make the reservation at the 11 month mark, the CM will bank the points for you and then make your reservation. Same for the 7 month mark since your banking deadline is March 31st.

If you want to make a reservation at a different resort than your home resort you'll have to wait until the 7 month mark to make that reservation. I would recommend that you make your home resort reservation at 11 months and then at the 7 month mark try to switch to another resort, like BCV or BLT or any of the other 10 DVC resorts.

Not everyone is in their 2011 UY yet. I own June UY so I am still in my 2010 UY. Points don't really "start" or "stop". All your points are in your account at this time. Your UY simply determines when they go from next UY's points to current UY points.

Because they are already there, they can be used to book vacations for the times when they are valid.

So, with an August UY, right now, Aug 2011 UY points can be booked for any stay from August 1st, 2011 through July 31st, 2012. Since the 11 month window opens today for March 7th, 2012, a trip can be booked with those points for a date starting as late as that.

To the OP, since your 2010 UY points have already been used, you will not be able to book a vacation with travel dates starting prior to August 1st, 2011 unless you borrow those points back in to the 2010 UY. As mentioned, the drawback to that is once borrowed, they can not be returned so if you borrow for a June or July trip and can't go, they will now expire July 31st, 2011.

However, once you close, you can call immediately to book any travel plans in which you are no more than 11 months out at your home resort, or 7 months out from the others.

August owners are still in their 2010 use year (I am one). It's silly though to say you're not a fan of any particular use year. It might not work for you, but it works great for me. We have August as our use year and the only better use year for us would have been September. We don't go in the summer, but like to in the fall and winter.
