A few questions about the SSR Tree House Villas

I would like some information about the Tree House Villas

I own at BCV. I want to stay at the THV but do I need to own at SSR in order to get in there?

Can I get in at 7 months?

Should I buy a SSR contract?

Are they as wonderful as I imagine?

I would only want the Tree Houses at SSR. I wouldn't want or need to buy points to stay at the traditional SSR villas as I can get them routinely at 7 months with my BCV contract.

You don't have to own SSR to get a THV. They work just like other DVC properties. Only half (or so) of the THV's are DVC only. The other half are cash. They may have moved a few more to DVC recently. 30 to 40 out of 60are DVC only.

It is very diffucult to get one at 7 months out. Waitlist will probably be a given. Depends on what time of year you go. I own at SSR and i called at 11 months exactly and got one checking in on Dec 17. The next day they were all booked for Dec 17th. They go quick.


There are pros and cons that i see with them. Biggest pro is that they are 3 bdrm for a 2 bdrm price. If you want privacy for 8 or 9 guests then this is great. They are also secluded and should be very quiet.

Cons would be walking or taking a bus to SSR to catch a bus to the parks. I would imagine there is quite a bit of walking if you frequent the hospitality house.

I have not stayed in a THV yet but have one reserved for 6 nights in December. We have 3 different families going with us so the 3 bedrooms will be nice.

Your call as far as buying points.
 
The Dec dates you mentioned are difficult to get in anywhere.

I wonder if I wanted to go in January or early February if I would have the same difficulty as you described. Maybe then I could get in at 7 months? Is that a possibility?

One more question to add to my list

How many bathrooms are there and what's the bedroom configuration if you are staying with three families?

Master Bedroom/Bathroom: Queen bed; private bathroom accessed through the bedroom.

Second Bedroom: Queen bed.

Third Bedroom: Bunkbeds (twin sized)

Living Room: Sleeper Couch (queen?) plus Sleeper Chair (twin).

2nd Bathroom: Accessed from the hallway near the 2nd bedroom.
 

Many have reported being unable to get THVs at 7 months out because they already booked and that has been for numerous different times of the year. So they may continue to be difficult to get at 7 months almost any time of year although late Jan to early Feb would likely be one of the better times to possibly get lucky.

Anyone staying with three families should be aware that you are provided only one parking space per villa and additonal cars need to park at SSR's Grandstand area which can be fairly close or quite a distance from your villa depending on where it is.

Yup, they are as wonderful as you imagine!

A few caveats have already been mentioned-- transportation is an issue, since you can only park one car at each TH, and you need to "take a bus to take a bus" to get to the theme parks using Disney transportation. The THV pool is a simple quiet pool, charming, but probably something your average nine-year-old would not get excited over; The SSR theme pools are about a fifteen minute walk away, as are the Artist Palette and the Turf Club restaurant.

The villa itself has a few quirks. The doors are difficult to open one-handed b/c there's a cover over the keycard lock, presumably to keep out tree debris. The bedposts on the queen beds are low and protrude a fair bit. You'll bump your knees a few times before you learn to walk a few inches from the edge of the bed. The rooms are surprisingly dark with the shades drawn -- a bit disconcerting until you find all of the light switches.

The big plusses? The rain shower and whirlpool tub in the master bathroom are absolute heaven. The floor plan is amazingly efficient, and makes the villa seem amazingly spacious. Kids will really enjoy the bunk bed room -- our DS3 called it her pirate ship. Every room has a sizable flatscreen with inputs for DVD players or HDMI hookups. The second bathroom is spacious and comfortable. The kitchen is compact but modern --we made little use of it in six days, but it's an appetizing option for meals. For 315pts /week, I certainly feel it's a value for staying on proprety in a secluded and spacious environment.
 
It's not impossible to get at 7 months. We had to waitlist, but only for a few days. We went in early August, and thoroughly enjoyed the THV!!!

I would think you have a pretty good chance for January or early February.

Nice to see you back in the DVC family. We were able to get a treehouse for next March at the 7 month window without any waitlist so it is possible. I've wanted to stay in one for a while now and I'm really looking forward to it.
 
We added on points at SSR before the resale transition and don't regret it as this is our new favorite resort. Other pros to add: #1- no neighbors above or below you or banging on your walls. #2-Internal buses come quite frequently to be able to take you to the main pool/carriage house/community hall. #3: TVs in all 3 BR and LR-4 total!

I got one via a waitlist at 7 months for 3 nights of Halloween weekend.

We've spent one night in November to see how it would work for us, and it did!:thumbsup2
