I just want to shout out a general “THANK YOU” for all of the posters who have given me advice regarding our DVC purchase plans!!! :lovestruc

My family plus my older and younger brothers’ family were planning on buying points together and alternate every third year, but I quickly found out what a bad plan that was. :lmao:

Older DB has decided DVC is not for them; younger DB and I are now planning to purchasing individual small contracts for BLT via resale and then we each add small blocks of points directly from Disney. The grandparents are the financial backer for the purchase and they want to make sure the contracts will be useable for the grandkids 20 year from now when they are taking the great-grandkids to WDW. I have been tasked with figuring out how it all works.

Our plan is to go every other year or every third year. (Plan is to bank/use current year/borrow as needed.) We have been reluctant to buy a full 160 point contract per grandchild.

I just wanted to let everyone know I appreciate all of the info here on the board. A couple of days ago a poster commented that reading these boards should be a pre-requisite to purchasing DVC and I think that sounds like great plan!

I have a couple of more questions:

Is there a limit to the % increase of maintenance fees each year?

What if you are short a small amount of points for a particular trip? Can you rent 5, 10, 18 points directly from Disney if you are short just a few?

What if my DB and I want to combine our points to rent a grand villa so the grandparents can come and stay with us? Or if we want to each use points to rent a unit for the grandparents? Are they going to have to have 2 separate reservations? That would be an issue when using the dining plan.

Can not rent from Disney. You could get a transfer of points from another member to cover the shortage.

You could transfer your points to your brother or vica versa, then just one can make the reservation. Other options is for each of you make the reservation then linked the reservation.

Yes. By Florida law, annual increases are limited to a max of 15%. However, they have not come near that amount - they average around 4% per year. Check out this post for more info on that:

No. You can transfer points into your account from another member (there are some restrictions, though) or you may borrow from the next use year or you may have another member reserve a day for you and have MS link the single day reservation to your main one.

If you each reserve some of the days, MS can link them. It will appear to the resort as one continuous reservation for all practical purposes. Or one of you may transfer points to the other and that person can make the entire reservation.
 
Only stick in the ointment is BLT. Not easy to find attractively priced resales at BLT.

Question for those DISers who know the buy direct from DVD rules: Can the OP buy a 160 points, have it titled as 2 80 point contracts, have them deeded to her and her DB... then down the road each sibling could gift thier half of the 80 point contract to each other?
 

I asked a similar question and got a pretty firm "probably not". It would be something we would have to talk over with the guide and I guess that is still a possibility, but we have definitely decided that we want our own member numbers. (Read this to mean I do not want to have to make his reservations for him.:lmao:)

Has anyone created a chart with a history of room rates for the Contemporary resort? I think I have seen that before I a cannot find it again.
