I really have a hard time believing that any significant enforcement is actually going on to this point. I can understand the incentive for any owner that got busted to not run to social media with the story, but that doesn't explain the fact that there hasn't been one person who rented a villa from a commercial renter and had that rental canceled who has shared their story on social media. If there was real enforcement going on we would be seeing those stories pop up.
The reason that it is hard could be based on what one views what the whole commercial purpose clause was meant to prevent.
What we know is they have, to date, not changed the commercial use policy. We know what that triggers a review.
We know that even with a review,
DVc gets to decide if they owners explanation is sufficient to not get them in trouble.
The other answer is that there simply is not a large number of owners who are renting to the degree that DVC sees it as a pattern that crosses the line.
I think there has been a hope that certain actions were going to be deemed to be a violation, and expected them to make renting for everyone much harder.
If that is where someone sits, then you are going to be frustrated if those things continue.
No matter what they decided to do…and could do in the future…it’s always going to be applied at the owner level….which is where it is required to be.
And the only one who knows exactly what a specific owner is doing is DVC.
I know some might not be happy but it is still possible that the whole 20 reservations in 12 months is the line in the sand and that as long as you stay below it, you will continue to be okay?
