Was wondering if anyone could explain how this would occur if it does indeed happen. We are set to close at the end of December on our contract at VGF. I was planning on holding our payment until just prior to close as there is no benefit to me to pay early. If the projected date that the dues would be rebated would occur before that, it would be in my interest to close the contract sooner.

Thanks!

Any "rebate" that may occur will be reflected as a credit towards 2021 dues. You won't see it until the statements are issued. That won't happen until after the 2021 budgets and associated dues are approved at the annual meetings (December 10, 2020). We generally see those near the end of December.

If you close in December, you will be paying the 2021 dues bill, which will include credit for 2020, if one is authorized.

Thanks much! We will be paying 2021 dues so will ultimately be the recipients of any credit. Not expecting one, but wanted to make sure that I wasn't potentially passing on "free" money by waiting until after the annual meeting to close despite all of the paperwork being ready to go now.
