2009 MFs For All Resorts - Update Page 4

Early buyers at VB were promised developer's subsidy since the resort was originally planned to be much larger. The subsidy was based on the planned amenities for the resort. By 1999 the decision had been made not to expand the resort so buyers at that time did not get the same subsidy, but DVC has continued the promised subsidy for those early buyers. I understand that the subsidy is not carried forward to subsequent resale buyers for those early contracts.

Every DVC resort has had some form of subsidy at one-time or another. There is a subsidy in place for BLT built into the 2009 dues - I think that is $0.05 per point. This is in place so that early buyers will not have to pay all expenses for the resort while it is still being sold - the developer (DVD) shares in those expenses.

Total $5.3639 which is a 3.9% increase over 2008 and 5.4% cpmound annual growth since inception. $0.1303 per point is for a loan provided by DVD for a Capital Reserve shortfall. This loan will be paid back in 2012.



Now we just need VB.

Also, it takes more points for the same stay at BLT,

So the cost per point is lower, but not so much the cost per room.

Not for us, many of us with 5 can use the 1 BR at BLT (and AKV) instead of 2BR's elsewhere. Same goes for 9 in a 2BR instead of Grand Villas.

Thank you for doing this Doc I just bought resale at SSR and wondered what my fees would be for next year and it is nice to see the history of the fees for other people who are wanting to buy.:worship: :cool1:
 
Ok, I give up. Where are all the threads about this coming year's MF's?????

I've looked and searched and nothing. I know out here in the sticks mail is a little slow, but I can't find any threads even back to 11/1...

We got our notice about SSR yesterday, and I must say I wasn't at all surprised with the small increase. Not bad at all.

I'm curious though about other home resorts. Cany anyone direct me to the threads? (I'm pretty sure I can't be AHEAD of the game.....)

Anyone know what the reasoning is behind having BLT's MFs so low? ($3.67) Is it to entice folk to buy there or they just don't know the actual operating costs yet?

When we purchased last week, we were told that the MFs are lower (and will remain lower) due to sharing expenses with the Contemporary (check-in deck, monorail, etc...), less grounds/property to keep up due to the building being a tower, and the building is being built to be "green" so it will use less energy than other DVC resorts.
 
It feels good to be part of the BIG BIG SSR property when the MF come out every year.

Oh and we love the property too. ;)

Sorry for the soapbox, but we were worried the MF were going to go up a bunch with the energy costs this past year.

Going by what some of you have said the guides say about the BLT being low, why would SSR that has its own function all by itself, with lots of ground and very spread out have a lower MF cost? I am confused. Why would it be lower than say VWL which is a building that shares check in, transportation, food and everything with WL and only has woods around for landscaping. Just trying to explain this to DH since he is skeptical that BLT will remain low. Thanks!

SSR is a large resort not only with respect to grounds but also number of units and resulting points. The cost is spread across a higher number of available points than smaller resorts such as VWL.
 
I heard one reason OKW and SSR are less is because there are no interior hallways to take care of.
