Just received my DVC Board Meeting notice. If I am reading it correctly, 2007 SSR maintenance fees will be about $3.64 per point ($2.54 for expenses plus about $1.10 for property taxes).
 
Does that include the Capital Reserves Budget contribution? Normally all three figures are stated separately and then the final total per point.

As for the taxes, that's a HUGE increase over the '06 estimate ($.8501 per point.) Thanks, Orange County. :furious:

However, I think the fees will be more than 3.64 a point (unless I am reading the previous post wrong) because we pay 3.98 now.
 
It's not totally inconceivable that dues would go down, but probably not by that much. SSR was original conceived to have 12 buildings (and DVC has been subsidizing on that basis for 3 years), but 2007 will see the arrival of buildings 13-18. More owners sharing common area expenses should lead to each shouldering less of a burden.

That said, unless DVC changed the structure of the dues components, I think "nuts" omitted the Capital Reserves contribution. Here are the numbers from the last 2 years:

Category: 2005 / 2006 / 2007

Annual Operating Budget: $2.5816 / $2.5120 / $2.54(?)
Capital Reserves: $.4652 / $.6181 / ???
Taxes: $.7791 / $.8501 / $1.10(?)

The reserves saw a substantial increase in '06 (construction at The Turf Club?) If that were to return to a more 2005-like number, we could still get away with a modest increase.

Received mine from SSR, and on page one it lists 4.12 per point...can someone confirm I reading this correctly? Thanks.
 
The mailing I received this week was to notify members of the Board of Directors Annual Meeting and the Members Annual Meeting on Wednesday, November 29, 2006, where I assume they'll finalize the figures. Yes, a couple of pages later (on the page numbered Page 1 at the bottom), it does show the estimated annual dues for theyear January 1, 2007, through December 31, 2007, are $4.1229 per vacation point, total.
 
I haven't received any mail regarding this, sure hope OKW doesn't take another big hit like the last increase...ouch!
 
I didn't get mine today but I was expecting a 4-5% increase which is right in line with the 4.12 figure.

That would only be a 30.80 increase total for my maintance fees for next year. Not to shabby. Or about 2.56 - 2.57 a month.

According to my mail:

The estimated Annual Dues for the year January 1, 2007 through December 31, 2007 are $4.3983 per Vacation Point, which is comprised of the estimated Annual Operating Budget ($2.8926 per Vacation Point), the estimated Annual Capital Reserves Budget ($0.4989 per Vacation Point) and the estimated ad valarem taxes ($1.0068 per Vacation Point).

Simply put ---Annual Dues for 2007 at OKW are $4.3983

I hope we can get the rest in here soon.

FYI: If you don't read your whole mail like myself you will find this info on the top of "page 1" (not real page 1 of the pamphlet but says page 1 at the bottom) in the first sentence of the 2nd paragraph.

Good catch on the capital reserve funds. That would add another 65 cents.
 
I haven't gotten any notice but expect they will be way over 5 per point. Some other florida (non DVC) resorts are getting big increases.

Well, I hope you are wrong, LOL.

Since the increase is capped at 15%, the most they can be is $5.3935 per point (which is the 2006 amount plus 15%).

If the rate of increase is the same for the BWV as it is for OKW, the 2007 BWV dues will be $4.8651 per point. The rate of increase probably won't be exactly the same (hasn't been in the past), but I hope it is close.

I know the property taxes went up and I sure the cost of labor also went up as well, so I'm quite sure the annual dues will not be going down!
 
Ok, based on this new information. Can anyone give a guess (for SSR) how much the extra payment for January will be per point to make up for the taxes we pay at the beginning of the year??

Just curious how much extra my Jan payment will be.

It depends on whether you owned the whole year and what the ACTUAL property taxes turned out to be relative to what the budgeted property taxes were. I don't think you are actually ever able to tell this from the budget documents as I recall.

Since 2006 taxes were estimated at $.8501 and 2007 reportedly estimated at $1.10, the actual '06 taxes would be somewhere in that range. The maximum under-charge for '06 would be around $.2499 per point--probably a little less than that as I assume they are accounting for yet another increase in '07.

To those not aware of how this works, the taxes are one portion of the dues that DVC can only estimate on an annual basis. The final figures are not known until later in the year when Disney receives a bill from Orange County.

If you are paying dues monthly and DVC under-estimates the prior year's taxes, the January payment will consist of 1/12th of the projected dues for the new year plus ALL of undercharged taxes from the prior year.

If the 2007 dues for SSR are $4.12 per point, the January payment for someone with 150 points could be as much as $89. That's $51.50 as 1/12th of the 2007 dues plus a max of $37.50 for the additional '06 taxes. The dues for Feb to Dec would be just the $51.50.

If you elected the monthly debit amount, they will simply alter the amount they are taking out of your bank account each month. If not, I believe the due date is 1/31 with a 14-day grace period. Note that the statement coming out now is just the itemization of the resort budget for 2007. The actual bill will probably hit your mailbox around Christmas.

You can charge it all to your Visa card, but it must be done in one lump sum. You cannot spread the payment over 12 installments and have it charged to a credit card.

Note that there are no service fees for the 12 monthly installments, effectively making it an interest free loan. Others choose to go the lump sum route, often getting credit card reward points/miles in the process.

Yes you can if you are paying them as a lump sum. If you pay monthly, they are deducted directly from your bank account. I've read here that even if you are signed up to pay monthly, at any point you can pay off the balance with a credit card.
