1st time renting my HH points - Questions

I have never rented my points before and was wondering from those who have rented whether it was a positive experience or not.

I have 55 HH points that are April 2004 use year and I am wondering if it is too early to rent them? It seems like on the board people rent points that are in the current use year, even though these points could obviously be borrowed into this use year for a reservation.

Also, I understand if I rent to another DVC'r I can directly deposit them into their account, but what about to a non-DVC member. Do you get the entire cash up front before sending them their reservation? I read some people were doing 60 or 30 days out but I'd rather have all of the money up front so once I make the reservation and send them their copy, it is no longer my point $$'s I need to worry about losing if they cancel.

Any guidance would be appreciated before I come up with a post on the rent/trade board.

The first thing you should do is read Doc's list of frequently asked questions before doing anything else. Here they are:

You can set the terms however you like. If you want all of the money up front, say so and see what kind of response you get. Remember if you borrow your 2004 points and the person cancels, you can't put them back into 2004. You will be stuck with them with a lot less time to rent them making them less valuable.

You may actually be a little late renting them because late spring and summer is the high season at HHI and you are now looking at the end of next August as the 11 month window.

The transaction requires trust on both sides. But it is still wise to document your understanding in writing - either a detailed email or separate agreement.
