$109 per point for a HH contract, made me laugh

I've decided I want to buy into DVC, probably at Aulani. I'm still in research mode right now but man - these prices seem to be insane. I hope they come down! I've got a budget in mind for this first contract and I won't go over it!

I really hope not. The only time they've ever gone down in any significant way, the economy was in freefall, people were losing their jobs and their homes. I'd rather have expensive luxury timeshares than high unemployment and an increase in foreclosures.

True that! When I first stared looking in Jan 15 BLT was $100. I didn't know enough to pull the trigger and as I learned I saw prices just creep until we made an offer in Sept. Looked again in April and offered right away and now there are hardly any listings period! Will prices go down in fall? Maybe a buck or two but I wouldn't wait.

I saw on these forums that most people seem to think the prices will come down in the fall/winter before the annual dues and most people were acting like it would be by a decent amount. Heck, maybe not. I'm just starting to seriously look but I won't be ready to buy for at least a few months.

I saw on Reddit that someone guessed the new resort just announced will sell at 200 a point to start. That is just plain insane.

People always say this - and they might go down a buck or two per point. But if the economy is going well, and resale prices are on an upward trajectory, they often haven't.

And the parks have major changes coming. I am thankful we got a resale BLT in February.
 
That is a perfect contract for a non-DVC owner to purchase if they want to be a member on a small scale. DVC will not sell that 25 point contract to a new buyer.

But why would someone who only wants 25 points buy at HHI? That's the part I can't understand. You could buy 25 points at BWV or BCV for that price.
 
Just saw a HH contract for 25 points, for $109 a point. Ugh, no thank you. Points coming in 2018, but $109 is way higher than I would ever pay per point there.

Wow, thanks for making my day! We bought a 50 point contract at HHI for about half that ($57 a point) just a few years ago. I feel so good, maybe I'll buy a lottery ticket.

Maybe they already own HHI? Although for $6 more they could have bought direct. Maybe someone wanted to buy in and it fit their budget? We also don’t know if it went for that. Although based off my recent experience with putting in offers I’d bet it went for close to that.

It hasn't sold yet. The closing costs are lower for direct purchases, which would more than cover the difference. It's really just ridiculously priced.

Ya, I think something is up with that. I mean, one could make an offer for $70 a point, but even though I myself want a very small contract, 40-50 points at the max, 25 points is to small for me.
 
That listing is nonsense and in my opinion should be completely ignored when one does their analysis of prices, trends, and value. It costs a broker nothing to list a contract, so if I wanted to be crazy and list my BLT contract at $170 a point, most brokers would likely do it. But that doesn't mean it's going to sell at that price and I wouldn't give a listing like that any weight whatsoever.
 
I had posted this in another thread but there is definitely a surge in pricing on smaller contracts. I saw a OKW 50 points that had 50 coming in Dec 17 and all points 18 and 19. They wanted $120 a point for it. I sent an offer of $85, which based off my research seemed like an offer on the high side for OKW. They countered with a final offer of $114, I declined. Probably about an hour later it was marked as pending sale so someone must have offered $114-$120.

A day later there was another 50 okw no 17 points but full 18 and 19 $102 this time I offered $90 they came back and said they had a few offers and to give them my best offer. I told them $90 was my best offer. They replied back that I didn't get it. So that had to have gone between $90-102.

I spoke to another broker they told me 50 point contracts are pretty much going for full price with in minutes of them being posted. So right now if you want a contract it appears those are the going rates at least for the DVC on property. I wouldn't touch a HHI or Vero for that price.

Based strictly off what I’ve seen in the last month I’d say that’s way low. It seems ridiculous but there are several listed for 90+ that say sale pending so who knows what they went for.

Haven't seen any of those at all.

That's really low. And its a small resort, there won't be a whole lot of small contracts showing up ever.

This reminds me of one thing I love about DVC-you can buy a contract, then resell it a few years later without a significant loss. Even $70 is more than we paid for a 50 point HHI contract a few years ago. And when we bought direct, then sold that contract 3 years later, we sold it for what we'd paid. I wonder how many (if any) Timeshares hold their value like that.
