07 AKV dues statement came today

Hi,

I knew our 07 dues for our AKV add-on would be prorated. I'm happily surprised that amount due is less than I would have thought.

Here's the breakdown for 150 pts:

Operating: 2.8799/pt Days Prorarated 122, total $144.39
Capital reserve: 0.6300/pt "" , total $ 31.59
Property tax: 1.1087/pt "" , total $ 55.39

Grand total of $231.57.

Looks like our 07 points really only cost us about $1.50/pt. I'm glad they gave us full 07 points even though the dues are prorated. :)
 
It is prorated as to the date your 'unit' became available for use, even though you have 07 points it is the date of the unit availability that is the important part :)

The start date is the later of: your purchase date, the first day of your UY and the occupancy date of your unit. You were billed for 122 days worth of dues so your dues were pro-rated starting on Sep 1st.

I purchased in Feb, have an occupancy date of Sep 1st, but I have an Oct UY so in my case the start of my UY determined the start date of my dues for 2007. l will owe 92 days worth of dues for 2007 (Oct 1 - Dec 31).

Members with a Dec UY and those whose units have an occupancy date of Dec 1st will only pay 31 days of dues for 2007! But then, since the occupancy date determines your earliest reservation date, those with a Dec 1st occupancy date cannot use their points prior to that date either so it makes sense that they owe no dues prior to that date.

That's my situation. My unit opens in December, but fortunately my September trip had already been setup (at Pop Century) so I just kept it. Now I've got double developer points to burn next year, can bank all of this year's points, and I'm only paying one month's worth of dues this year. Woot.
