Wahoo, according to my contract, I own 0.2463% of unit 91B at SSR.
Is anyone here going to be a co-owner of 91B?
I wonder if DVC will let me visit my "room" once they build it? Where is 91B?

By the way, that means that they sell 60,900 points per unit or 406 members at the minimum of 150 points! They must be expecting folks to vacation elsewhere on the other plans or lose their points because there's no way that 406 members are going to fit into 52 weeks.
 
Hi neighbor!!! We bought last week and we own (I forget the percentage) part of unit 90B!

Welcome Home!!

In June, we visited all existing DVC properties except OKW and SSR could not get over how quiet and not-full they seemed. :confused3 I mean, in theory, they were all sold out resorts and should have been bursting with DVC members. We'd been staying at booked-to-capacity POR and the difference was very obvious.

I really think that many people buy DVC and simply can not afford to travel to WDW every year. Transportation. Park Tickets, Dining, etc adds up fast.

Actually, none of us "own" a specific room - your ownership could even be part of one of the elevators or part of the housekeeping storage room. The 91B refers to an unspecific portion of a building.

Using your 60900 points for Unit 91B- using 275 points for a week in a 2BR villa (Caskbill's Planner would even provide the actual total point needed for a whole building for a year - but I don't have that on this computer) it would allow about 221 weeks (60,900/275) or 4 2BR villas per week (221/52) for that Unit.

With a total of 18 buildings at SSR, there are obviously several Units per building. Each SSR building has 46 villas (not counting separated lock-offs) so there is plenty of opportunity for the owners to stay at their resort. It would be illegal for DVC to sell more points than the resort can occupy.

Hopefully, Caskbill or someone can provide the true numbers involved for a more accurate assessment of the resort.

please don't spend too much time looking for your 91b - or even trying to figure out the "code" that would point you in the direction of your building/room...you'll miss out on your vacation if ya do!
 
I did some research awhile ago using the Orange County Records System.

The first 12 buildings go from unit 1 to unit 89. So I'm guessing that unit 91B is the first building in the new Carousel section.

'Units' are usually (but not always) a cluster of more than 1 'apartment'. A 2br at SSR should be about 15100 points for a year. Using your figure of 60000+ points, it would appear that unit 91B is a cluster of 4 2br units.

Well, since 91B is 4 2-br's, that's really only 101 members per 2-br (at the minimum 150 point buy-in). And while 101 members wouldn't fit into 52 weeks, 150 points won't buy a full week either since a 2-br ranges from 243 to 415 points for a full week. So it actually does all balance out.
 
my unit 90A right down the hall! Bought at the beginning of August.
 
DVC phases in the units so they don't lose control of what's not sold. I don't think any could actually own the elevator but it is an undivided interest in each "unit" which is usually a few rooms together. For OKW, I think a unit is a building. For the SSR I think it's a few rooms on a single floor.
 
So, since DVC owners actually "own" a piece of the magic in FL, are we able to be "FL residents"?

Actually Doc, unit 91B is a VERY specific portion of a building. It's all described in great detail (all legalese and metes and bounds descriptions) in documents recorded with the Orange County Recorder.
Of course, the % is a non-specific portion of that unit.

Documents explicitly state that ownership in DVC does NOT constitute Florida residency.

Well, too bad.

My mom met a lady at a campground a few years ago who used that campground's address for her address and got a FL DL and FL resident's pass. She wasn't staying for the winter or anything. She was moving around to a few campgrounds for about 1 month and went to WDW as a resident.

Units 90 thru 97 are in the Carousel section, building closest to the Paddocks.
Units 98-105 are in the Carousel section, building closest to the main gate.

Unit 91B consists of 4 2-br lock-offs on the first floor.
As you face the building from the parking area, they are the 2 2-br lock-offs facing outward at the end of the building to the right, and the 2 2-br lock-offs nearby facing the front (the one under the GV, and the one next to it).

If anyone cares to do their own research, go to the Orange County Comptrollers Official records site: www.occompt.com and go to 'Official Records Search'. For name, enter 'Disney Vacation', and for document type, enter 'CON DRW,CON R'. This will give an index list of recorded documents. (You might also want to include a date range in your search if you want to limit the size of this list). You can browse this list for the documents you want to view. Click on 'view' to view the documents in detail.

You can also look up your own documents. Just enter your own name, and leave the document type blank. (Or enter a code if you wish, eg D for deed, M for mortgage, S for satisfaction, etc.)

Ok so I am a big dork and I can find my unit, whcih for some silly reason makes me happy, but I can't find which building would be mine, any suggestions? I see the map with the phases on it in the records but dont see phases 82 and up.
 
Unfortunately, when they entered the indexes, they weren't all that consistent. Sometimes you can tell from the index what you want to look at and sometimes you can't.
There are some documents for 'Saratoga Springs Unit 82 ETC', so I would expect the detail you want might be in these. There are some other documents with unit 85, and some documents around the same date with no unit indicated in the index, so you have to look at the document to see what units it refers to. Each document is multiple pages, so the info you need could be on page 3 or page 11!

I do recall from previous research that units 82 thru 89 are all in the last Paddocks building opened. This would be the Paddocks building closest to Congress Park.
 
Thanks DVC_John! I looked at several docs on the Orange county web site and they all have site maps with phase numbers but I see no maps that include 82ish-90. The later filings have the higher numbers and even the maps with the files for unit 87A, my unit, does not have Phase 87 on the map just 1-81! So I know what unit I have and where it is in the building just not what building it is or come to think of it, what floor it is on!
