Your Last Solution Home Loan Modification... Heard of these folks anyone?

Anyone who claims they can stop your foreclosure is ripping you off. If it sounds too good to be true, it probably is.

That company is charging $2,000 for a "plan." Not help stopping the foreclosure, just the "plan." That is a big red flag because they are not promising to stop the foreclosure, and their only obligation is to deliver the plan. Once your friend realizes he or she has been rooked, it is too late. Furthermore, if they are so great, why can't they afford $50 for their own website, instead of a free domain on homestead.com?

There is a database of federally approved housing counselors:

These folks can't promise to keep someone in their home (no one honestly can), but at least they will provide legitimate help and not charge two grand! There is a special place in hell for those who prey on folks in bankruptcy and foreclosure.

wnissen- I know it sounds like a scam, I so agree with you. I am trying to get more info on it to tell her it is not a good idea. But I can't find any negative stuff on it so she wont believe my words. I love her dearly and want to help her but it's hard to fight without ammo. :confused:

This is totally a scam. If you have $2000 to buy this plan, put it towards avoiding the foreclosure!

Tell her that this website portrays the bank as the bad guy who WANTS to take your house -- that's not really true. The bank doesn't want you to LOSE your house. If you do, they have to go to lots of trouble to get you out, then they have to sell it themselves. Now, they aren't all that fussed if you're late on a payment or two because that means they get big fines from you (and maybe they can even raise your interest rate), but they don't want to lose you altogether as a customer! If the house sits there for months before they can sell it, they're losing for those months. If you leave the house trashed, they're going to have to pay because it's their investment. On the other hand, if they can keep you in it, then they can keep charging you fees upon fees upon fees. No, they want YOU to stay in YOUR house.

Your friend can contact her own mortgage company. They can do a loan modification themselves. I believe banks want you to stay in the house and will work with you to make the payments reasonable for both parties.

Gotcha, it can be very hard to get people to let go of that belief.

Even though the address they list is in Syracuse, Indiana, the principals of the company are located in Newport Beach, California. They appear to have other businesses including a real estate brokerage service:

If you google for "yourlastsolution", you'll find some more specifics. From what they say about "non-disclosure violations," it sounds like the plan is to find tiny errors in the paperwork and use those to tie up the company and prevent a foreclosure. Because mortgages are insanely complicated (no two are exactly alike), tiny errors abound, and a homeowner would probably get pushed to the bottom of the pile due to the huge crush of foreclosures happening. The lender does not want to be out of compliance, because, all evidence to the contrary, there are some pretty strict regulations out there. So it sounds like this is not an out-and-out scam where they take your money and, sometimes, your house, which is heartening.

However, if you're going to contest a foreclosure on legal grounds, why would you use a loan broker instead of a lawyer? I know you're looking for hard evidence, and I can't find any BBB complaints or anything like that. All you can do is make sure your friend gets everything in writing and hope for the best.

Once again more good info. I am going to make a "report" (if you will) up for her with all thes websites and info and hope she thinks twice and looks at this stuff before she jumps in with both feet.

No advice for you or about that particular company - just, please, please tell your friend to be VERY careful. The cases of mortgage fraud have increased over 100% in the last year and a half. The first point of contact for anyone facing foreclosure should be their lender - more often than not, they are willing to work with borrowers, even more so now.

First of all let me say if her loan is with Countrywide Home Loans she will need to enlist the help of an outside person! They are near impossible to work with on your own. (Been there, done that, got the t-shirt)

The hardest part about working with HUD is being able to attend the classes they require because the times offered (at least in our area) were during the day which required taking time off. Also if the loan is joint BOTH people HAVE to attend at the same time! This was impossible for DH and me.

We did end up paying a company to help us out after I tried for almost 6months to work with Countrywide on my own. Within 2 weeks the company we hired was able to speak with the bank and we were able to to get on a workout program. I hated to use the money, but HUD was really hard to work with. (At least the office here was.) Neither DH or I could take off the time they wanted us to during the week and they did not offer weekend classes. It was all very frustrating! I wish your friend luck in getting her situation worked out.
 
Google "HOPE NOW"... it's the gov't program through which homeowners can get a FREE modification on their loan (decrease in rate, increase in repayment term, etc..) from their current lender.

Seems to me that this may not be a great Solution. They may not be a "scam" however, I am not so sure they are a great help either.

Makes me think they may not be the best company to get to help people. Again I say they may not be a scam, yet I am not so sure they are a great help either.

So "For the Record" did you search out postings via google so you could post your little tid bit comment? Seems like it to me.
 
I did not get my information from google. I know the people involved personally and I am just setting the record straight as there is much misinformation out there. The only contact in Newport Beach is their new customer service center which is located at: 1420 Bristol St. N., Ste. 210, Newport Beach, CA 92660 with entirely new people. Their new website shows Jason Moch as their Vice President and how he can be reached. There is more detailed information posted on the ripoffreport.
 
Ok, i'm a person who tried last solution program. IT DOESN"T WORK. I ruin my credit and loosing property right now because of "amazing program". I'm not blaming "Last Solution" - i'm blaming my stupidity not going to get a consultation from lawyer right away. I started this program last November and after receiving NOD (i was sured by last solution it's not gonna happen) i decided to go to REO lawyer for consultation (spent another $400) and when Lawyer told me that whole program is useless and there is no legal base under. I called Last Solution and asked if I can speak with Last Solution's lawyer (i was stated that they have some)..i was told by Susan that she doesn't know who i assigned to!!!!!!! So, now i'm trying to get my money back...I spoke with Jason and his assistant Susan who promised to get back to me since last Monday with a phone for the person who is taking care of refunds :))))) Guess, what? Everybody is ignoring my messages and e-mails. I gave them 72 hours to return my call which is end up on following Monday - if money will not be returned - I'm going to court and make small claim.


...By the way, my best friend bought "short" program" which simple bankruptcy forms that have to be filled out in order to stop trustee sale. Trustee sale had stopped but Solution asked for another $2,000 for "Long Program" :)
Now, she's fighting with Loss Mitigation Department by herself....
