I just can't decide what to do. This is my first stay at a time share so I have no experience on this. I really want a 2 bedroom presidential unit with a lake view for 9 nights in Aug., which is still more than 90 days away. I have received 2 quotes. One for $2430 ($270 a night) with a long shot chance to rebook at 60 days to $1440 ($160 a night). The other for $1895 firm price, no rebooking. With either reservation I would not know the view until after booking. It's just not like booking a reservation at Disney and being able to change your mind a 100 times with no obligation. I want to make sure before I book because I don't want to loose any money. But with each day that passes by I am afraid my chances of getting a lake view are getting less and less. To those of you who have time share experience, please help me decide what to do!!:worship:

CHeck Ebay, Sellers are selling weeks cheap and in August you should be able get a great deal. I have gotten great prices the last two years. Last years i got a week $500.

Thanks for th advise, but I am afraid Ebay won't work for me, I am going 9 nights, everything on Ebay seems to be for 7 nights. And since presidential unites are pre assigned, it would not be easy to add 2 nights to a reservation and get the same unit #.

Alot of the sellers on ebay work the same way as Ken Price They are just willing to see less profit and have to sell the weeks because the have reserved the weeks already. It wouldn't hurt to check some of the high volume sellers and see.

If having a presidential unit with a view is really that important, I would go ahead and book for the $1,895 price. You can ask the seller to confirm that the unit is lake view before you remit any money, because this far out if you don't pay the seller can cancel with no loss of points.

I just checked for most of August and there is only one 2BR Presidential available for a given timeframe.

The presidentials are point pricey and many Wyndham owners book them or upgrade within the 60 day window. To me they are not worth the point difference, but as an upgrade I will take it.

Timeshares can be very good values, but the more flexible you are the better the deal. Since you want this and if you are willing to pay the price go for it.

I had the same problem as you. A few months ago I knew I wanted a 3BR presidential but the cost was too high that far out. Right at 60 days there were no units left of that type and I was in a panic! I knew that we could get a smaller unit or no presidential but it was really important to me. At about 70 days out a reservation became available on EBay for 7 nights in a 3BR Pres unit. I waited until I couldn't wait anymore (till about 55 days out) (several people had inquired/viewed the listing) and booked it. $1500 for 7 nights in a 3BR Pres in HIGH season. $215 a night is higher than what you'll see here but I thought it was a good price because it was what I wanted.

Now I booked the 1 extra night at Wilderness Lodge and am happy with that. For you to have a 9 night reservation you will need 2 reservations anyway (WBC reservations are 7 nights max) so if you find a decent booking on the front or back of your dates then I say book it. I know first hand how badly it feels when your desired unit is all booked up. Chances are one COULD pop up on Ebay, but you are also taking a chance that it won't.

Be aware that as far as I know there is NO GUARANTEE of building / view to anyone - just a best effort to give you what you request. They guarantee the unit type/size based on the points required but view/building/exact unit is determined by availability at check in and I've nevr heard of them guaranteeing a specific building/unit/view ahead of time. Hopefully someone will chime in with corrected information if my understanding is wrong but in over 15 years of Wyndham ownership and making use reservations I don't recall any option to lock down those specifics ahead of check in only the ability to record requests for the ntype of view, building, etc.

I went through Farrell's Vacations (found him on Ebay initially), for a 9 night stay in December. I really wanted a 2 bedroom presidential in BLDG 6. He is charging me $129 per night. I started to second guess myself when I saw how cheaply other people were getting 2 bedroom units at BC and then being upgraded to a 2 or even 3 bedroom presidential. However, after learning that Presidential Suites cost more points for the owner, I understand the price issue. Still tempted to ask for a 60 day price check/lowering, but I am actually comfortable with the $129 a night for a guaranteed place. Last time we stayed at the Polynesian with a Magic Kingdom view room at $500 a night. Nothing can compare to the Polynesian, but my check book can't take that abuse, either.

1. There is no guarantee of a lake view, even if you are in a building 6 presidential.
2. By booking early, you will pay a premium. By insisting on a presidential, you will pay a premium. A double whammy!
3. If this was my trip, I would pay around $900 for a deluxe room in August, or maybe a little less. I would not pay much more for that that for a presidential. They are a bit prettier, but the deluxe rooms are fine.

So the question is, is it worth an extra $900 to have your reservation set now in a presidential? It would not be for me, but your circumstances and budget may be different.

The owner that I rented from for our upcoming stay gave me my unit number about a week ago. He has also assured me that this unit is a lake view unit. I hope that it all works out as he has promised.

Wyndham VIP owners can make such requests for a unit, however as a guest you are not VIP. You will likely get to keep that location, but it is possible you could be bumped.

I hope it all works out for you! I don't think you'd have a problem with any of the presidential unit views.

On occasion I rent to friends. I book specific rooms for them and they have been bumped. I did explain this to them upfront, that it could happen.

Once that reservation gets a guest certificate all VIP priviledges can be taken away including the room request.

I believe in the past BC has been more lenient than other resorts and are now starting to "police" the system a bit more.

I know I was very angry when I arrived at BC at 2:00 to only be told my room wasn't ready (I had no requests) and many non_VIPs had just checked in before me and they were now out of clean rooms.

I did complain to the manager and called owner relations at Wyndham. I did have a room by 2:40 and from overhearing conversations I bumped a room request held by someone with a guest confirmation. So it does happen.

Is this true with a presidential unit? If you pay for a pres unit and are assigned a unit #, can they still bump you?
I received another quote, $189 a night for 2 bedrooom pres unit. This is the lowest so far. But now I am wondering if I make this reservation, can they bump me from this unit into a delux?

I do understand all this. But it is important to me to have every thing extra special this trip. My older kids will be graduating from college next June and will have to start looking for jobs. This may be our last big family vacation for a long time. Our past 2 trips we have stayed at the Poly, so this seems like a bargin. I have 4 adult size children coming along so the extra living space in the presidential would be nice. We are celebrating twins 21st bday and my 50th. And, last trip we were there during tropical storm Faye, so we spent more time in our room than we usually would, so I am thinking ahead incase there is another storm this trip. So for all these reasons the $900 is worth it, as long as I don't have to worry about anything with reservations falling through. Of course I am looking to find the best bargin, but I am not trying to make this a low budget trip.

Thanks for everyone's input, I really appreciate it!

No, they cannot bump you from a Presidential to a deluxe if the presidential is booked with points. But they can - and most likely will - not give you the desired view priority as you are not the owner. Owners get that preference. Period. As for view you have to take what they give - unit type is guaranteed.
