WWYD....waiting on sellers

On Saturday afternoon after a day full of putting in offers and counter offers, we ended the day with 2 hopefully final offers with two different brokers. One of those offers accepted first thing on Sunday morning. Given that it was Father's Day once things calmed down my hubby and I printed out the papers, signed everything, sent the deposit in for escrow (via credit card) and scanned and emailed the paperwork back. I thought for sure the seller would have signed her part (it's just one seller so there is no coordinating getting multiple people together to sign her part) yesterday, but nope.

This morning the other offer we were waiting to hear back from, the agent said they were still trying to get ahold of the seller on that one, they marked it pending on their website so that they wouldn't get any other offers. I emailed the agent for the one we sent the signed contract and money in for to see if they've heard anything from their seller and they responded back saying they emailed and called and are sure they'll hear back soon.

I know this isn't the norm because others would have posted a ton about sellers going missing in action lol

Should we keep looking for contracts until we hear that the contract has been signed by the seller since technically we have 10 days (one more week now) to pull out of this contract and get our deposit back. I totally expected the seller to do her part by now especially given that she responded to the agent over the weekend. If there is a reason why she can't sign it then I'd hope that info would have been relayed to her agent too.

I guess part of me is worried she's rethinking things and that's why it hasn't been signed. I would hate to miss out on something else because we are sitting here waiting on that to happen. Thoughts???
 
There’s usually a clause in the contract that says both parties have 7 days to sign the contract, so you should wait it out if it’s the right contract for you. If the seller doesn’t sign your deposit is refunded. Patience is definitely required when buying resale.
 

Let the broker know the seller has until 9 am tomorrow to sign the papers or you walk. I have had to do this before! Good luck!

There’s usually a clause in the contract that says both parties have 7 days to sign the contract, so you should wait it out if it’s the right contract for you. If the seller doesn’t sign your deposit is refunded. Patience is definitely required when buying resale.
There actually was no clause in the contract saying anything like that. The only clause was about the 10 days where we could walk and get our deposit back.

We might need to do that if they don't move on this soon.
 
We tend to buy contracts quite often and the last one we signed over the weekend, has a three day clause for everyone to sign.

If this one falls through I'll make sure that the next one has a clause with a time limit for everyone to sign for sure.

I’m taking a guess that you are buying through www.DVCstore.com based on your process to sign the contract and scan it back because they are one of the few that don’t use an e-sign platform. I have used all the major resale sites and they all have a sign by date in their contracts (bought 8 contracts so far this year, 6 have been taken by Disney) It’s in item number one if you did purchase from the reseller I listed above.

Not sure how I missed that date! Thank you! Ok I'll wait until that date then :) Phewww glad it's in there! And you guessed right :)
 
It's vacation season - and not everyone checks email or phone messages while they are away. (I seldom do, LOL). It's also possible the seller is ill or taking care of someone else. I know it's hard to wait, but if this is a good contact for you, I agree with your choice to wait it out as long as your broker is keeping you informed. Good luck!
