We plan to decide to add or not add on 40 points in the next 24 hours. Resale vs Direct is about a $2500 cash difference HOWEVER the resale contract is stripped of 2022 and 2023 (Oct UY) points while the direct contract would include both. Given that scenario and add in the resale restrictions what is your opinion? We have 160 direct points at the moment. We're all ears

Depending how large the contract is, those 2023 direct points could be rented out to make up some of the $2500 difference. I own resale but with the extra points you could rent out, the ease of buying direct, and resale restrictions... I would go direct.

I would think about how much those stripped points are worth to you. We don't know how many points this is but if it were a 150 point contract you're saving $16.67/point. Are those missing points worth that to you? Also, I assume the resale contract is the same UY as your current one?

You already have a blue card so the direct/resale decision becomes largely math.

Edit: I'm also assuming it is not Riviera with a restriction on the resale points. If it is, that's a huge thing to consider.
 
I'm a resale fan (no Direct Points) because I'm on a tight budget - BUT - for a $2,500 difference over the period of the timeshare it might be worth going Direct. You already have a Direct Contract so you have access to the benefits, but if you sell that one your benefits go away. More important to me, there are times you might want to use the "new" points for a Hotel stay, for example, which you cannot do with Resale Points. There are limitations in using a Resale Contract besides the obvious "which resorts can you book." Simply put, since you indicated the $2,500 is not a financial challenge, I'd go Direct. One less thing to have to work around in the future. Oh, and Direct is instant gratification, vs waiting 30-60 days for a Resale to go thru channels.

Edited since you added this is a 40 point contract. If you sell your current Direct contract and only keep the new 40 point Direct - I do not believe you would have access to Member Extras anymore - since a 150 point per contract minimum is their new minimum. There are people with "grandfathered" smaller Direct contracts, but that would not apply to a new 40 point addition. So a 40 point Direct contract has less value in that sense.

Yes it is the same UY, 40 points and we would use the points rather than rent most likely.

If you actually have a use for the points on an upcoming trip I’d probably opt for direct in this case. Plus it’ll be nice to have the full 200 be able to be used at any new resorts as opposed to 160 direct and 40 resale and keeping track of that.
 
You are paying like a $11/point premium which I would likely pull the trigger on. You could defray that $11/point premium further with renting out those points you get extra as well.
 
$2500 for 2 more years of points. 80pts more. If you roughly value them at $20pp, that’s about $1600.

Brings the gap closer to $900. How many years do you see your family likely use this contract? 40 years then it’s under $25/yr to have unrestricted options with these points.

That’s one way I’d look at it. How much is the convenience and potential unrestricted usage worth, considering what’s already owned and if the points will mostly be used together or separately.

Might you look back and think you’d rather have spent $50/yr extra for less complicated use of the points? Say you use your original unrestricted points doubled up at a new resort, then you‘re left trying to separately manage the 40pts for a restricted use trip. Common or unlikely for your style of DVC trips?
 
Seems like you are in a rush. Your 40 points could be in your account tonight if you bought direct. lol. That said, I am waiting for my points to load for a 25 pointer and we are going on about two months. Half the price of direct. Small point contracts are such a premium (last one we purchased direct).

Not really in a rush except that today is the last day of 2022 Oct UY so to get those points we need to get it done today …. It affects the math somewhat

I think you have a pretty overwhelming consensus here to buy direct lol. 40*20 = 800 dollars worth of points + however much you value the 2023 points which you’re nearly receiving for free because there’s only about 3 months left in the year so 3/4 of dues for free for 2023 + having the points loaded immediately + no restrictions. Seems pretty obvious to me but I guess that’s just my opinion.
