WWYD- Realtor Question

Our realtor has been with us for about two months. The house we were going to buy fell through (structural damage) and she annoyed the crap out of us on trying to get our earnest money back.
Basically, she'd tell me to call her so she could tell us what to do. When I called, she told me she'd send me an e-mail. In the e-mail, she didn't tell me everything. Then she called me while I was preparing for my wedding reception and told me to come to the office and sign this paper ASAP (and to sign my husbands name!) so she could get our check. I told her no, it would wait until Monday and if it couldn't she should have told me on Tuesday when we decided to walk- not Friday night!
When I signed the papers (and took it to my husband to sign, too) she told us she'd call the other company to make sure our check was ready as normally it would be sent to her to give to us but she wanted us to go get it.
It wasn't ready, they had no idea I was coming, etc. I sat there for a half hour.

Now, we're actively looking for a place. We're looking for something that isn't "perfect" as we're picky on several things and so we are counting on finding a place and having time to do our work before the baby is born (yes, it's a ways away but we both work and go to college so time is of the essence with us!)

She hasn't returned either of my husband's phone calls or any of my e-mails (her preferred method of communication) for a week now.
She also "forgot" she made an appointment with us one day to go look at houses and we had to wait for 25 minutes for the office to get ahold of her for her to come back and go "Our Appointment is tomorrow."
She got into her email (to get the list of houses we wanted to see) and goes "Oh. Look at that.It is today."


So. Since we've let her spend this much time with us now (maybe 8 houses total and 1 contract) is it unethical to walk and get a new agent?

We're just getting really irritated but don't want to walk away from her if that's considered rude in the real estate world.
 
No - you can walk. Finding another agent shouldn't be too tough. How did you find her? Ask around to get someone who is hungry enough to work for YOU.

Family. She is somewhat distantly related. :headache:
Not enough that I'd worry about going somewhere else and getting flack from the family. Her name was just given to us since she is family when we mentioned we were going to begin out hunt.
 
It's your money and she "works" for you. If you're not happy with her it's time to move on to a more reliable professional.
 

Did you sign an agreement with her saying that she would represent you for a certain amount of time? If so, you can't walk out on her until that time runs out.

One would think, though, that she'd be eager to assist an eager buyer.

Nope, only thing we signed said we were working with her on the contract for the house we walked on.

Real Estate Agent here...fire her NOW! One of the good things about this market is that it will weed out all the lazy, good for nothing, ignorant real estate agent wannabees. After 18 years in the business I've come to find that it's harder to work with these crappy agents than any other job we do. They mess up contracts, they have no idea what they're doing and their poor clients end up losing money because these agents have no idea what they're doing. Rant over....sorry...

See. That is what we thought.
But standing in her office (not a local one, she works for a global chain) she is on the both boards for like... agent that did the best (for listings and sellings!) several months this year! :confused3

I don't know if it's just us or what.

Unless you have a contract with her as a buyer's agent you are free to go to any other realtor you want. Find an agent who will really work with you and not waste your time.
 
Get rid of her. She has shown more than once that she's either incompetent or just not interested in representing you.
 
Find someone that knows what they are doing. You have a choice here.

The market will start to heat up in a few months and you are going to need a tiger.:thumbsup2
 
Even if you had a contract, you could break it if the agent isn't doing their job.

Two years ago when DH and I were searching for a home we broke our contract with our agent. We wrote a letter to "her boss", not sure what his title would be, but he was within the same office.

We had to send it certified and he sent a reply back, that our contract with so and so was void on this certain day.

Good Luck and get rid of her.
