Hi everyone! I am new to the board and we are trying to purchase our first DVC property. We had an offer accepted at OKW for 150 points at $51 per point. I think it is a great deal, but I am a little worried that it might be too good to be true. I just noticed on the ROFR data that an OKW was bought back by Disney last month at a higher price than we are buying!!

Does anyone know of any other deals for OKW that have gone through and passed lately and what the price is?

Thanks so much for the help!

I think you may be misinterpreting the chart. Everything in the top section of the list has passed. The only thing ROFR'd in 2011 on these boards is a BCV contract. I would think you are in pretty good shape. Good luck!

Hmm...when I read his post he actually said that an OKW property was reacquired in April. Do you know of anyone else that has passed at that price recently?

There was indeed one OKW deed that was reacquired by DVD in April 2011. It was a 150-point deed with an August UY that was repurchased for $53.50 per point. Other than foreclosures (which are recorded differently with the Orange County Comptroller), it was the first OKW deed I have seen DVD reacquire since I began tracking ROFRs in June 2010.

I suspect Kidanifan08 was thinking you were talking about Donald is #1's thread on resales and ROFR activity (see http://www.disboards.com/showthread.php?t=2661661&page=52). Her thread offers more detailed information about resales, but it relies on disboard members reporting their transactions. My chart relies solely on deeds filed and recorded with OCC.

Several people have reported that DVD's supply of OKW points is limited and that they have to go on a waitlist to get the points and UY that they want. Despite the scarcity of OKW points in its inventory, I'm not sure that DVD needs to ROFR many deeds. DVD reacquires a number of points via the foreclosure process, and it may be quite willing to let its steady stream of foreclosed points to meet the demands of current buyers.

Good luck on your resale! If you don't mind, please post your transaction on Donald is #1's thread. Thanks!

I passed ROFR on an OKW contract priced at $51 per point within the past 90 days. I seriouly doubt you'll have a problem.

I passed with a loaded 200 point contract at $45 pp within the last couple of months. Still waiting on getting in the Disney system and points in the account though.

Understand your anxiety completely. When our two contracts were in for ROFR I was sweating too.

Happily everything passed quickly. One took about three weeks, the other was about a week quicker.

My OKW purchase at $52 a point went through fine (although it was just 25 points), so unless there is a waitlist for your UY you should be fine. BW is going through at $46 a point, so the price itself shouldn't be a problem.
