Wondering about AKL listing

i have been looking at an AKL resale - It is priced at $85pp but is a stripped contract. No points until March 2017. Which we are fine with because our next planned trip won't be until the end of 2017 or beginning of 2018. The seller is giving a credit for the 2016 MF so I won't own any until we actually need to use it. What would be a fair price per point for this resale? We are paying cash so financing is not a factor.

My other question is what is the price per point trend for DVC Rosales do they remain fairly stable or do the prices deccline as the contracts near their end, which I know is quite awhile away. I am guessing that each resort is different so if you know of a threat to refer me to please do so.

We really haven't seen resale prices affected yet do to their contract termination date. Disney my offer extensions and/or tear the resort down and rebuild. Who knows, by then Disney might be bought out by some off shore company who doesn't like timeshares.

It is 120 points, with the seller giving a rebate of 2016 MF about $756.00 at closing - so would you calculate your per point cost based on $85 x 120 - $756 I just want to make sure I am looking at it correctly to account for the stripped contract. This is confusing.

There are different ways to value contracts. MFs for AKV this year are approx. $6.30 per point. David's, one of the DVC rental brokers, will pay owners of non premium points $11.30 per point - so even tho' you don't intend to use the 2015 or 2016 points, you could have rented them for a net gain of $5 a point for 2 years worth of points ($1200.) to me that monetizes the value of the points that the owner has stripped from the contract.

I would not agree to $85 for a stripped AKL contract. If it was loaded, perhaps. But not stripped. Good luck!!!

I would offer in the low 70's and they will hopefully accept or more likely counter offer somewhere in the middle. I think they realized that they would not get the asking price, but it didn't hurt to try.

How do you factor in them paying for 2016 MF. They way I look at it is that the contact is not going to cost me anything additional until 2017. So if I were to wait for a contract until this time next year I guess the price per point could go up or even stay the same. I have looked at the ROFR thread but even then it doesn't tell you how the MF are handled.

So would I offer $70 per point and them paying 2016 MF or would that be with me paying MF for 2016? That price per point seems a bit low for any AK resale.

They used the 2016 points, so they should pay the 2016 mf.

There are lots of AKL contracts out there.

We kept offering BLT and almost closed on one (until we realized their point allocation was different than listed-- they were stripped). Then, we offered again (3rd offer) last December. It was accepted at offer price! No negotiation, lol. It was also low based on the rofr thread.

Guess what? It passed rofr- surprisingly. Just before the crazy resale price increases. Since we had time on our hands, we didn't mind offering and waiting to see what happens.

So since you have two years to wait, doesn't hurt to keep offering till you get a price you like.

I don't foresee prices continuing to climb in the same manner in the next few months (maybe it will level off, or *gasp* drop a little). Deals are still to be had-- if you have time on your hands and are looking to purchase a resort that isn't snatched up in a heartbeat.

Looks like you meet both qualifications.
