With Aulani resale skyrocketing, which property would you buy direct now?

Aulani has gone through the roof within the last several months and doesn't have the restrictions that Riviera has attached. Does this recent price surge change your thinking when it comes to buying direct?
 
I'll bid low on AUL when/if I'm ready. I think the high prices aren't realistic and I see a lot of the resales actually selling at much lower prices than they're listed at OR they're sitting around unsold.

Some of the prices that went up considerably, I see the appeal. The small contracts will always demand a higher premium and that premium seems to have increased a lot in recent months. SSR was a great bargain last year, people caught onto that and I think those prices will stay higher than they had been ($90-100 range is over).

Aulani is, and always will be, a harder sell. It's not at a theme parks and Hawaii isn't as accessible as FL or CA. There's a much smaller audience who needs an 11 month window at AUL.
 
I would only buy AUL, direct or resale, if I was going to use the points at AUL on a regular basis. If my goal is WDW, I would go with RIV for sure.

Things are getting more difficult at the 7 month mark to book and this was before COVID and the glut of points.
 

I'm waiting for ROFR on an Aulani contract right now. If it passes (fingers crossed!), and if I don't easily find a good deal on a smaller resale contract for my use year, I will be buying a 50-100 pt contract direct. I'd rather start buying direct to avoid all the hassle, back and forth, waste of time, and to also eventually be eligible for the coveted blue card.
 
Since Aulani direct will never sell out, Disney will never buy it back on ROFR. I would never pay more than $100pp. The MFs are pretty high and in 10 years, it will probably be on par with Vero beach.

Do you have a AUL contract to sell? AUL is already at the top and is average in total increases for MFs so a single year below average isnt that big of a thing.

There are tons of issues with AUL long term. Come 2042 it's going to really start to get harder for AUL resale to get in to WDW roughly the last 10 years of the contract expect to just stay at AUL with places like SSR even coming off the books.

Not your issue? It's going to be because it will impact resale prices as we hit 2035/2040/2045.

So many people are overlooking I feel the impending issues with resale points and their flexibility. It's not as huge of a deal for SSR or OKW as they can at least still book WDW at 11 months.
 
Even though I am a west coaster and likely to stay at Aulani more frequently than the average DVC owner, I have to give the edge to Riv for a Direct Purchase. If the Aulani direct incentives got much better than Riv, I might consider it.

I'm in California, and we don't visit Florida so we're not really interested in any of the properties there. I haven't given VGC any thought because of its popularity and prices. I don't even know if there's any availability at this point, but that is the property that made me want to purchase at DVC.

Depending on the season, I could usually get island or pool garden view studio or 1br at 7 month. Once in awhile, SV room. Within 1-2 mo, you could usually get an ocean view on the weekdays.

living in HI, it’s even harder for us to get to FL but we still own CCV and BLT for a two week trip every other year. We also own VGC for a DL trip twice a year. Buying VGC now at the current prices is a tough sell I think. But you know what they say about DVC. The cheapest time to buy is now. So if VGC is where you want to stay, then buy VGC. The contract still has 39 years left so you could more than make up for it over paying cash in 10 years.

I also want to buy a small contract at DLT for a few nights a year. I’m sure they’ll open up sales to DVC members first. I’m betting DLT will be sold out before it becomes available to non-DVC members. Not sure if blue card members get first dibs though. Can’t wait to see what DLT DVC will look like when they go on sale.

Aulani is one of our home resorts, and we absolutely love it, but then we live in LA and it’s an easy trip. We use the Aulani points for Aulani, so getting into WDW with them is a non issue.
I think you’re overestimating the impact of the 2042 expiration dates. We also own at CCV and VGF, some resale, some direct. Ok, we won’t be able to book with our resale points BCV, BRV, and BWV after 2042, but it’s not a huge deal…there are plenty of other resorts that won’t expire for more than a decade thereafter. That said, for some of the reasons you mentioned I think it’s a good idea to own a mix of direct and resale.

I'd take that bet, LOL! No way it will sell out in the few weeks that sales are open to current Members only.

Is it only a few weeks that Disney makes available to DVC members first? In that case, I’ll probably be wrong. In any case, I think DLT will be the fastest selling DVC resort to date.

We’re here at VGC right now and it looks like some construction has already started for DLT. The area is fenced/boarded off and there is some equipment already on site. That said, as an LA resident who is happy to pick up a few days at VGC every year when a night or two randomly pops up, since it’s not our home resort, I’d much rather stay at VGC. It’s a much superior location and the Grand Californian theming will still be better.

Exciting! No one can dispute or compete with the prime location of VGC. But I think DLT has a potential to be amazing, coming on the heels of Riviera. How are things at VGC? You’re so lucky to be so close to DL!

We’re in a huge one bedroom and loving it, looking out RIGHT NOW on a beautiful tree scape through which we can see various glimpses of California Adventure! VGC is stunning and in great shape. And for us it’s perfect for quick getaways since availability ranging from 1, 2 and even 3 nights pops up consistently within the seven month time frame if you keep an eye out and can be somewhat flexible with your schedule. We own at VGF, CCV, and Aulani, but always have some spare points we can use at VGC.

Good to hear! Its been so long since we stayed at VGC. We have 9 nights scheduled for next April! 6 of those days in a 1br. Got 2019 covid points to burn! Have a glorious time and enjoy a churro and award wieners for me!
 
We just closed on Aulani resale this week for point to use specifically at Aulani (100 points at $113/point, more in line with prices from a few months ago), but if I was buying direct between those, it would probably be Riviera for the longer contract and home booking priority.
