Hey everyone. I know I am rather new here and haven't posted in a very long time. (life, work, etc...gets in the way.) Anyway, we go to WDW quite a bit. We try to go at least 3 times a year. Our oldest is severely autistic and he loves it there so we go there regularly.

ANYWAY....we have been throwing around the idea of buying a home in WH. There is a place that has come on the market that we are seriously considering. It is a 6 bedroom. It has pretty good rental history and we would keep the previous owner as our booking agent along with the management company (they have an agreement already in place and are willing to hold it if we purchase the home). I would love to know how many of you already rent homes while down there and what your thoughts are of this place...

Would "you" rent this place?

Anyone already own rental property down in the area (WH or anywhere else)? What are the pros and cons you have come across? I'd just love thoughts on this...Any thoughts would be great!

I think it looks nice. The wall colors are nice, the only thing that I would wonder about is what the backyard looks like. Whenever photos and videos take pictures of the pool from the backyard looking at the house, it makes me wonder.

If the prices was OK, I don't think I was hesitate to book it.

Looks very nice, and has a nice availability calendar (lots of bookings). I would feel comfortable booking it, and Windsor Hills is a great resort! You can see the back more clearly on VRBO, which is a link on the right side on the youtube video. It looks private. I would wonder what direction the pool was facing. Lots of UK, Canadian, and European folks really like the south facing and southwest facing pool, and they are a good portion of people who visit Disney and love to rent pool homes.

This was one of the houses on my shortlist for last Nov. It has an east facing pool with a south end. It's on Manesty Lane.
 

Yes we stayed there over October and the backyard is semi-private since it is up on a hill. We have talked to the current owner several times and have been very pleased with the rental history. The management company that handles this property is Global and we have been pleased with their involvement as well. We came very close to making an offer in December but it just didn't seem right for some reason, for us, not because of the numbers or anything like that. The price has come down a bit since then. We are again considering a offer.

I appreciate any thoughts or input since this is a significant investment for us.

Probably the best way to start to gain information is to go to a reputable site such as homeaway or vrbo, find windsor hills homes that you like with a good rental history (availability calendar) and send a quick e-mail to them asking for some advice or questions need addressed. Most would be delighted to help you and could give you valuable information when making such a large investment.

Have you looked into what kind of property taxes / condo fees are required to own there?

Also, what are the costs for the management company to maintain the place?

That said, it looks nice.

Yes. Thank you! We have crunched all those numbers into our annual and monthly expenses. Along with the difference between us renting out the property compared to the management company doing it. There is definitely an expense since we would want a few weeks out of the year (so no rental income there) but seriously...why would one buy a place down there and NOT go? LOL
