Help me out, here!!
Chuck S said:I think what the OP is asking about is a DVC resort where only Members could stay there...no cash ressies for non-members through Disney CRO.
OKW and SSR are "dedicated" DVC resorts, in that they are not "attached" to a WDW hotel, but non-members may still rent rooms at OKW and SSR directly through Disney.

The Maint Fees would be outragous.
Beca said:Why??
I think I am missing something in the definition of "exclusive". Can you explain this to me??
TIA!!1
Anewman said:If a room goes empty there are no proceeds to help bring our fees down.
If a room is rented by a NON DVC member proceeds help bring down our fees.
Chuck S said:I'm not sure it woudl really have any effect on maintenance fees, as SSR & OKW are both fully sold and do not share any common expenses with a regular WDW resort, but as I stated earlier, it would virtually be impossible for a member to trade out of the DVC system without making rooms available for cash. If members DID have the ability to trade, then those expenses would have to be picked-up by dues, and then, yes, the dues would be high.
Anewman said:OK maybe I missunderstood how this whole cash rooms thing works.
I was under the impression that if SSR was looking at a lot of vacant rooms(point wise), they could be turned over to CRO to get some $$$$.
Chuck S said:We get no proceeds when Disney rents their maintenance inventory, and Disney pays no dues/fees on the ownership portion they retain.
tomandrobin said:I thought disney paid dues/fees for the points they own. I do remember that being stated at the BWV model and the tour over at SSR. I thought all owners, including Disney paid MFs for the points owned.
Chuck S said:I was sure that I had read in the POS that Disney/DVC did not haveto pay dues on their retained interest. Maybe I imagined it..I skimmed my POS twice just now and didn't see a waiver.
Chuck S said:Most rooms that bring cash into the DVC system are because members traded out to other locations.
