Will DVC ever get rid of VB??????

Well I have to say this topic has been an eye-opener for me. I had no idea that Disney could drop a DVC resort from the program if they wish. I have been playing around with the idea of buying into DVC for at least a year now and will be doing so sometime in the next year. I had been thinking seriously about HH because we 1) love the beach and 2) leive fairly close; but this topic is definitely changing my mind. I guess I'm kind of leaning now on waiting until they start doing pre-sells on Saratoga Springs and buy in there instead.

DVC cannot "just drop a DVC resort from the program". As outlined by drusba, there must be a catastrophic event or the owners (DVC Members) would have to vote to remove Disney as the management company.

I'm confident SSR will be a great addition the DVC family of resorts, so you can't lose by waiting to buy there, IMHO.

Just to follow up on my previous post, I am certain that VB is more than 90% sold. In fact, I believe some use years are gone. We added September use year a while back, and they had to juggle points around to get them for me.

Assuming that VB is nearly sold, what would be the advantage of DVC unloading it even if they could???

The only advantage would be if Disney could make more money from the sale than the cost of the negative customer loyalty, and bad publicity it would cause. Otherwise, at almost 90% sold, the resort is nearly paying for itself, and does not represent a financial loss. VB adds to other WDW DVC sales by offering an attractive beach option, and Vero Beach owners rotating through DVC resorts purchase WDW park passes, food, etc. based on concepts of customer loyalty. The value of referrals to DVC resports and depth of the customer relationship provides tremendous profit opportinity over a one time sale. Please refer to:

When Walt built the world there was nothing near it he bought the land cheap so he could dominate the area and build what he wanted. The same should go with vero where Disney go others WILL follow if they had built it on the gulf coast the cost would have been higher, land dearer on that side, they have done the same with the cruise they sail out of port Canaveral and now more liners are going out of this port. Disney move into a quiet area (we loved vero and are visiting in May) and soon it will be loud it may take time

VB vacations rock! Every now and then my family likes to enjoy the FL weather without the hustle and bustle of WDW... VB is the perfect chance for that.

My DW and I just recieved our add on package from our guide for 60 more VB points...

According to him, the June UY should be sold out by the end of the month, and DVC expects to be totally sold out of all UY's in the next couple months...

HH is going day by day.... They are expecting HH to completely sell out before VB does.

As for DVC "unloading" VB.... I doubt it... Yes, Disney has had to scale down their plans for the property, and yes, they more than likely will not build any more offsite resorts in the near future, but VB is only 2 hours out from WDW... It's on the beach, and rounds out a Disney vacation quite nicely..

In the latest WDW promo video that I have recieved, VB is even advertised as a "Sand & Castle" Package....

THe last presentation I sat had the guides saying(probably lying): "I own at HH, many of the guides do. The dues are cheaper than BWV and you can use the points whereever and whenver you want. Why pay those high dues at BWV? Just buy at HH, hey, the MB is even better at HH!"

So when you talked to them, the standard lie must of refered to VB.

Unlike when Walt bought in Orlando, Vero Beach has long been established as a winter getaway for the wealthy. They weren't breaking any new ground there. While I'm sure they made a good deal for the land, I'm not sure that it would be less expensive than what might have been available on the Gulf Coast. I don't expect to see any other resorts popping up in the area because the neighbors aren't going to let it happen. It is some kind of miracle that Disney talked their way into the neighborhood. It allows DVC members to relax like the multimillionaires at a fraction of the cost.

To give you an idea of two of the neighbors, Orchid Island and Windsor, I've provided links to their websites. The minimum purchase is $1 million.

While it is true that VB dues are currently the highest, it is only a $.27 difference over what BWV members pay and $.88 more than OKW. It's a consideration but not an overwhelming obstacle.

I also think that a CM probably would own at HH or Vero. Why not own somewhere besides right at home. They have the luxury of booking short notice at WDW and I have found this is not necessarily as difficult as some folks seem to think it is. 11 months is not always necessary if you are flexible.

Don't they still have land on the ocean side? I believe there is a pie shaped piece on the other side of the south beach walkway.

As for the piece DVC sold-it is sold and last May major construction was taking place on it,don't recall the name though.

Not sure if they still own the land or not. I’ll see if I can find out anything this week. Forgot to mention and this is a little OT but the Pelican Island National Wildlife Refuge is celebrating their 100th Anniversary this month and there are a number of activities planned over the next few weeks. It is well worth taking some time to visit if you are staying at VB.

The way I remember the property the southern border had a gated walkway to the beach for a resort located on the land side of A1A. I don't recall exactly what is south of the walkway,but I don't recall it being vacant.

I'm taking this from a map I saw of the full resort plans on the internet, and I haven't been able to find the link again. The map showed a pie shaped piece of land on the other side of the walkway you describe with the point of the pie at the ocean and the wider section along the road. It was separated from the resort by the walkway you describe. The map could have been old, wrong, etc. If they have already sold the land and begun construction, does that mean some of the across the raod features will still be available? The pond, volleyball, tennis, etc? I know there is a support services building over there as well. There's also a small chunk of land where the party tent used to be.
