Why wouldn't I buy a resale?

I am looking at a 100pt contract for AKV at 85$/pt. Points banked 6 and all 100 coming on 8/09. I think its better then buying from disney or am I missing something?

Is August your current UY?

I just bought 100 points at AKV add on through Disney at $93 per point. No closing costs AND with my October UY I got 2008 points, not just 2009.

I'd look at your potential contract as being short 96 points or $960 worth of points. Also you'd pay closing costs of probably $400 (lowest is $300 something). That adds $13.60 to the cost of each of your points bringing the real cost to $98.60 compared to the $93 I paid to DVC for my points.
 
It could be better, as long as you don't mind:

1) waiting for up to three months to be able to make a reservation with your points.
2) having more limited finance options
3) be willing to stomach waiting on sellers (as well as Disney) for the contract to be approved/executed
4) pay higher closing costs (or negotiate that with your seller)

I'd negotiate that the seller pays for at least half of the 2009 MF.
 
I am brand "new" to DVC, not adding on. I did do the webcast so I could go that route. I believe I have to the 20th.

I looked at the resale and thought that would be "just as good".

Now you all have me waffling again,lol!
 

I would suggest you talk to someone from the Webcast to find out what your final costs will be and do the same with someone from a company like the Timeshare Store. Once you are a member, regardless of how you became one, they treat you the same.

I just bought for the first time through Disney but that was because the cruise incentive was more valuable to me since I was planning a cruise anyways and I wanted to buy at BLT. If it weren't for that incentive and BLT then I would definitely have investigated the resale route further.
 
I was on the fence as well as to purchasing through Disney vs. resale. In the end Disney was the better deal. We did a DVC tour May 20th. Thanks to a referral from Crystal_27, we met with her guide and got the referral incentive. For the 240 AKV points we purchased, that meant that our points cost $94 per point. At that time, non-stripped contracts in that point range through resale were going for about $92 a point. For that extra $2, we were able to get:
  • All 2008 points
  • 10.75% interest - Tax Deductible
  • Contracts split 120, 60, 60 giving flexibility in an uncertain economy to sell one or more of our contracts rather then all or nothing. We divided into three as the smaller contracts tend to sell faster and for a better price. Assuming that we do not have to sell, the split also allow us to, sometime in the future, equally divide the points between our two sons.
  • Desired October use year
  • Almost Immediate access to our points - Because the points were available to use end of May, We were able to book a stay in Sept. and bank the remainder of our 2008 points. Due to the 4 month rule this option would not have been available June 1st.

For us choosing to buy through Disney was a no brainer. My advice would be to get a referral and talk to a guide, no obligation and remarkably little to no sales pressure, and find out all of the details of the current Disney offer. this should help you make the most informed choice.
 
I agree. Seemingly cheaper isn't always better. Do your homework and ask a lot of questions. :thumbsup2
 
To the OP - since you are new to DVC, if you are sure you only need/want 100 points - you can't get that through Disney. As you probably know, you have to purchase 160 points if you are starting your membership directly thru Disney. Good luck with your decision!
 
If you are patient, buying from reseller can always be cheaper. I have bought 3 add-ons and I have not paid closing costs - my offer has always been that seller pays closing. Some have said no, or counter offered - and I just kept looking. I am more than willing to pay the fees from the point that I get the contract and usually paid the asking price. Another advantage of add ons is being able to get locations Disney is no longer selling.
 
FYI: The contract you're describing is likely to be the one on which I just accepted an offer through The Timeshare Store. It was a pretty good deal, huh? :cool1:

You can buy all locations from Disney. I bought BWV and VWL from Disney in the last several years.
 
We bought resale through the Timeshare Store and never regretted taking that route rather than through Disney.

Not unless you paid the closing costs, no. It wasn't a good deal.
 
Yeah, that was actually a worse deal than buying direct after considering closing costs... so a good deal for the seller:lmao:

With the new incentive prices PLUS the free cruise for 100pts+, buying AKV direct is a no brainer right now.

As an FYI to an earlier point, however, my understanding is that there are no AKV points available direct that include 2008 UY points except for October and December UYs.

I think they are allowing new buyers to get in to AKV or SSR with only 100 points (at least they were a few weeks ago).
 
I bought new from Disney because they were offering double developer points in 2007 for AKV. I also wanted Aug UY. The process was really pleasant with my guide. I since purchased 3 resales with stripped points for OKW, SSR and VWL. I had to shop around for the same UY as my original contract. My experience has also been very pleasant with Timeshare Store. I just recently with the last incentives added on 125 points at BLT. It worked out to be $96/point!! I didn't have to pay closing costs and got the points in my account the next day. The price was better than the resale contracts posted.
If you are interested in the older resorts, there are definitely lots to choose from. If what you are interested in are the 3 newer resorts that are being sold, the price might be pretty comparable. Plus if you buy directly from Disney, you get the New member package which you won't get if you buy resale.

I didn't assume anything. If you're claiming the deal in the OP for this thread was your contract, then tell us what you accepted if the first post isn't accurate.

Unless it was a LOT less per point than what you asked for, it wasn't a good deal for the buyers if they also had to pay closing costs.
 
We just bought our first dvc contract through dvcbyresale at VWL. 6 weeks from the offer until our first ressie. Could not have been easier!:cool1:

The primary point is that I thought it was an interesting coincidence. There are hundreds of contracts available via resale, and the OP happened to be using the one I had for sale as of 6/19 as an example. I accepted an offer on the contract on 6/21 and read this post for the first time on 6/22.

Go ahead and take a quick look at the asking prices for AKV resales at The Timeshare Store. Tell me if an $85-86/point asking price was fair, all factors considered.

I'm just trying to sleep at night, you know? :woohoo:
