When youre talking resale value.....The twelve years might not make a big different today, but I dont think anyone is buying into SSR, today, with plans to sell it in soon.

But the 12 years will make a difference in value in 12 or so years, when it a question of buying a contract with 26 years vs 38 or in 25 years, when theres not enough time left at DVC1 for a young couple to buy in a take their children until theyre grown...........

That will be true at some point, whether it's in 12 or 20 years. However, if SSR is the last resort, expect the fees to be out of proportion to the rest as well. It will be far harder for DVC to reign in the admin fees on the downside than it has been to control them on the front side. That will be less of an issue if the numbers are bigger such as in adding EP or a similar resort.

What will happen once there's no more ROFR is that the sales prices will become very variable. I've already seen offers to sell at prices as much as $20 pp below the ROFR floor and we've just seen someone post recently about a friend wanting to sell at $30 pp. One person will get a great deal and the next person just an OK deal. This is what happens in the real timeshare world now. I've bought weeiks from individuals where they could have sold them back to the resort for more than i paid with no waiting and no questions.
 
Interesting topic! The SSR attraction of having Grand Villas is tempting. We plan on getting a 2 BR and ! BR most years to accommodate our family (kids and grandkids). The point cost is very high, but I wonder as more building open and there is greater availability, if the GV points will go down and the studios, 1 & 2 BRs go up? If you don't plan on using a GV then it works in your favor to have all those points stacked there. Sandie

The point you made about using your SSR&S points at OKW, as a fall back, is a very good one.

Imho, and I am probably wrong. i think okw, will be harder to book later, because SSR&S, when sold out, will create many more DVC owners. THey will be attracted to OKW, beause it is similar I think to SSR&S and they can save 25-35% of their points on 2 bedrooms and even more important 86% of their points on grand villas.

It is my belief, late in this decade, old key west, will be sold out, the first two months, into the 7 month window of booking.
I admit, I am probably wrong.

Thank you for not flaming on the 20 cents extra year in annual dues, which is $10 per point, more over 50 years. People always flame me, for making too big a deal over this. I just feel that Boardwalk Villa people, are paying $23 more per point, for a BoardWalk Villa Contract, than an Old Key West contract, because of extra 60 cents per year in annual dues, over next 38 years. BUt no one seems to agree me on this point.
 

I am reading all of your great investment theories and I still come up with one thought that overrides most...This purchase was done with my heart more than my head. That may sound as if I'm more stupid than most, but it is an emotional purchase, too. If you want to try to give the financial reasons why you bought, you can certainly try & you are all doing a great job of it! But doesn't anyone else see it as a very emotional purchase?

AND I'M SO HAPPY WE DID IT!

I just hope i can use my Old Key west points, at the 7 month window at places like Boardwalk, if that is my interest at that time of booking at Boardwalk, and save $22 per point over the next 38 years.

I may be wrong and unable to do this.
 
You can be certain that we are going to try to do the same with our SSR points!

It seems that when you are a WDW Nut, like us, we try to stretch the money for as far as it can go, getting us to the place we love the most!!

hers is the $1,000,000 question.
Do they go after Beach Club and Boardwalk, more desirable than SSR&S to many, at 7 month window, with less annual dues, by the way, at SSR&S than BEACH CLUB AND BOARDALK, over the next 38 years.

or do they go after OLD KEY WEST Grand villa's, which are wonderful in size and low low point requirement SUnday-Thursday Night
