Why so many Vero Beach Resales?

I was just peeking at resales (yes I'd like to add-on, but can't just yet, but I can dream) and I noticed that there the majority of resales are for Vero Beach.

I've never stayed there, but my sis and her family along with my parents did and we visited them for a day and we really liked it, but we purchased VWL simply because it was our favorite.

Anybody have any theories on why so many people are selling?:confused:
 
They realize that their guides lied to them. Home resort actually DOES matter.
 
Vero Beach does not resell as quickly as the other resorts. For one reason, sellers are competing with direct sales from Disney and the Magical Beginning offer that brings the price down to probably roughly what many members paid.

Using numbers as examples with no actual knowledge....let's say that 10 BWV units come up for resale every month and 9 sell in that month and the last one the following month. Vero Beach has 2 units come up for sale every month but they take 4 months to sell. As you near the end of 4 months, there will probably be 1 BWV unit on the "for sale list" and 8 Vero units.....in actuality 8 Vero owners have put units up for sale and 40 BWV owners have had units up for sale during that 4 month period. What's on the resale list isn't really an accurate reflection of member satisfaction of dissatisfaction.

Rich does this mean that people with Vero contracts find it hard to get into the DVC Villas at WDW???

And would that be because people are trying to get into WDW during peak seasons?
 

It means that many guides were and still probably are, lying to sell VB. I bet that there is a bigger bonus, or points, or whatever they compensate for sales with, for selling VB points.

Guides regularly lie to people. They like this line, "Since most reservations are made less than six months out, the eleven month window is meaningless", "Sure, VB has the highest dues, but they were lowest once and may be again"

Most of us know that home resort does matter, and the reason VB dues were lowest was because of a subsidy that was being paid buy Disney for the unsold resorts. When dismal sales forced them to dramatically cut back on the scope of VB, they ended the subsidy....there is no chance in the world that the dues will be lowest again, and they were never really lower to begin with.
 
Numbers of resales at resorts seem to go thru cycles. I cannot count the number of times people have asked the question "Why so many OKW resales?"

I will say that we've had reports on this board where guides have said that there's no problem booking at non-home resorts at the 7 month window; and my experience is that this is true except for really busy seasons - invariably though the people that are upset are those that couldn't get reservations; for some strange reason we never seem to hear from people who have no problems getting ressies at 7months. So, to break that tradition, we had no problem booking BCV (even though it was new) at the 7 month window for March this year (a busy time if there ever was one) - so if you are flexible (and we didn't have to be - we got what we wanted on the first call), it can be done. I have no doubt that the actual booking numbers (at least at one point in time) backed up the guides information.

I've not recently heard (for at least a few years since the subsidy ended) people reporting guides saying that the dues at Vero could be lower again.

People just need to keep in mind that Rich is upset because he didn't buy at Vero initially; and Vero can actually be a tough resort to get in to at certain times - but because Rich has spoken out against Vero so frequently, he can't buy now because, well... :p

Now don't get me wrong - I'm still an advocate of purchase where you plan to stay - but to conclude that the large number of Vero resales is because people were "sold a bill of goods" is quite a bit of a jump.
 
Guides should not provide false information to purchasers, and those that do should be reported.

There are plenty of beachfront hotel deals, just like we've seen Orlando hotel deals that probably reduce the attractiveness of a Vero Beach purchase. The $15 MB makes resales less attractive as well.

Regardless, we love our Vero Beach vacations and plan on also using our Vero Beach points at WDW from time to time. After all, we bought into all of the DVC resorts when we purchased, and hope to try almost all of them, (except maybe just one that is not as interesting to us) almost all of them look fabulous.

We're also glad they scaled back the resort, I'd hate to stay in a villa on the non-ocean side of A1A, we like being on the beach side. If they would have built on the other side of the road, there wouldn't be a guarantee of which side of the road your room would be on, only preferences like there are at other resorts. Even as an owner at the 11 month window, one could easily end up have to walk through the tunnel every day under A1A for beach and pool access. Scaling back the resort was in member's best interest, in my opinion. I believe there is still room for two villa buildings on the ocean side if they wanted. Vero did own a pie shaped piece of land on the south side of the resort, right on the other side of the walkway. There is also room where the big party tent used to be on the North side. I don't know if there will ever be building at the resort, probabably not given the slow sales, but there is room if desired.

It's a great resort with lots and lots of beachfront competition.

I have a different theory on why so many resales at Vero and why it still isn't sold out.

First; however, I do not thing many ( I'm sure there may be one or two) lie to sell Vero. Every guide I have every dealt with was up front and very low pressure.

I think it goes back to the old supply and demand thing. At WDW you have limited options. However, there is over 10,000 miles of beachfront in the USA. Folks from the northeast can go to cape cod, the Jersey shore, myrtle beach, Hilton head etc. When I was a kid living in Philly we went to the Jersey shore every summer. Then there is the florida atlantic coast or gulf coast with hundreds of beach front resorts . Then theres the pacific west coast. There are lots of other options out there for vacationers other than Vero who want a beach experience. However, if you want to be on Disney property there are currently only 4 (OKW, WL, BWV, BC). I think folks just realize that if they are gonna own Disney the would rather be at WDW. If they want the beach they go closer to home or some place less expensive (We are spending a week at Daytona in a time share I bought on the secondary market for $3000).

Just my thoughts.

Vero Beach is a very nice resort. We stayed there last year in a Beach Cottage. However, IMHO it was not even as nice as renting your own home for a week at the Jersey shore. The resort "competes" with thousands, if not hundreds of thousands, of homes, hotels and resorts that run the entire length of the East Coast. I may stay at Vero again some day but I find it hard to justify spending my BWV points on something that I can get much cheaper and much closer to home...Rich
 
VB is a nice resort - the Beach Cottages are the best - but VB is a further 2 hours away from us past Disney - I recently brought a timeshare in Panama City Beach - Landmark on the beach for $1,500 and I love it - PCB is 4 hours away and I LOVE the gulf side - I didn't care for the ocean side - so it is more personal and I am sure that others who are selling feel the same way.
 
vbfamily-Thanks for your info and opinion about Vero. We have access to two front beach houses yards from the water at a beach near Charleston, SC. While growing up, I moved every summer to that beach. Each beach and shoreline is different. We bought at HH and could have purchased a cheaper timeshare unit or just visited Edisto Beach. These beaches are in the same state, but are different in so many ways. We added on because we love the resort. I have never been to Vero, but am looking forward to seeing it one day soon.
