Why not Vero Beach?

At Timeshare Store, Vero Beach is a lot cheaper than one of the resorts at WDW. My question is, "Why don't more people buy in at Vero? Is it that important to have my home resort at WDW? Is the competition to get reservations that bad at 7 months? Do I really need to choose a home resort because of the 11 month reservation policy?

While I'm asking questions....what would be the advantage of buying through Disney? Why doesn't everyone buy in with Timeshare Store?

1. People plan to travel to WDW during a peak or holiday time and want the assurance of the 11 month window.

2. Higher annual fees counterbalance upfront costs over the life of the contract.

3. Risk of loss due to Hurricane.

4. Lower resale value.

That said, we adore VB. I would not mind owning there one bit.
 
Take a look at the annual dues. $5.27 per point vs $3.98 at SSR. It will eat up your savings in a few years.

When I bought BWV in 1999, the price for all DVC resorts was $65 per point. Take a look at the resale value of BWV vs VB now. VB has been pretty much flat, where BWV has increased.

If it gets flattened by a hurricane, you may not be able to trade out to other resorts.

Noseeums are biting insects, like little mosquitoes I think, that you apparently get a lot of at Vero Beach..

They weren't flaming you, they were flaming the bugs ;)

It is much faster to purchase through Disney. We paid over the phone and immediately had our membership number and could make reservations - even before we received paperwork to sign! By the time the contract closed, we had already taken two DVC member trips.

Disney usually offers incentives. If you finance, Disney has very good financing if you qualify. We purchased SSR at 101.00 per point with a 12$ per point rebate incentive. Plus, we got all of the points we would have gotten for the previous use year - essentially giving us double points that first year.
 
With any comparative purchase, just be sure to do the math and ocnsider all expenses and what you will actually receive.

With a purchase directly thru DVC, you will get all current points in your contract, maintenance fees will be prorated based on when you purchase (a purchase now would only have about 4 months of fees chraged for 2006 even though you will get all points) and closing costs will be included in the purchase price.

With a resale, it possible to find a contract with points banked from the last year as well as all current points - BUT - it's also possible to find a contract with no banked, no current points and even some or all borrowed from the next year. Maintenance fees may need to be negotiated and closing costs will typically be paid by the buyer unless negotiated differently in advance. In addition, your offer will still need to pass ROFR.

Be sure to include all aspects of the deal when comparing the purchase. It is certainly possible to find a great bargain with a resale purchase , just include all costs and details when considering.

Oh, thank goodness! I guess you learn something new everyday....

You would think that I should know something about bugs, being from Louisiana. Geaux, Ragin Cajuns!!
