Why no (very few good contracts) BWV resale for sale??

Anyone have an idea why resale BWV are so hard to come by? Will it get better when it gets closer to Xmas when no one has any money? I can not find a good contract with an pts still available and not already used.

Is the economy that good that the timeshare are selling that good?

Is Saragota selling out well too?

As someone who is in the process of closing a BWV resale, out of curiosity, what do you consider a very good BWV contract, other than not stripped for points? Around what $/point do you consider a very good contract?

Following Beca's ROFR thread and a few resale sites, it seems that the available contracts are fairly close to where they have been ROFR'd at ($77), and that if you did find a lower $/point contract, I would wonder whether it would likely get ROFR'd.

It could also be that since Disney will soon raise the Saratoga direct purchasing price, that the resale market value may increase soon thereafter.
 
By good contract, I did mean a contract not striped of all pts and still getting $78 and above. Yes I would like a contract with a fair amount of banked pts.

Maybe I just need to be more patient as I have only been looking for 2 or 3 weeks.

Also ask yourself "why would anyone sell a BWV contract?". It is very exclusive (relatively small, in WDW, great location, the best ressie options from low point standard to guaranteed BW Views, beautifull resort), easy to rent the points if you have a finacial crisis, continues to increase in value. I assume the day most owners sell is usually a very sad day, just like the day someone buys one is a super day. Just a different angle to look at.
 

Most of the "good" BWV, VWL & BCV contracts never make it to the websites. They get snapped up before they are ever posted.

If you haven't already, call a few brokers and tell them what you want. You might get a call and a contract a lot sooner that way.

I got lucky and the second day I was looking found a contract with all of 03, 04 and 05 pts and it had the exact amount of pts I was looking for. I paid asking price since it was just what I wanted and I didn't want to deal with ROFR. Figured if it got ROFR'd then the seller made some more money anyway and good for them.

If you haven't already, make sure you call the resale stores and tell them what you want. That way you will know about the contract before its even on the board. I didn't do that, but like I said I think I got extremly lucky.

I couldn't help it, but a huge smile just spread over my face as I read this (since I'll be joining DVC shortly with a BWV resale that passed ROFR 4 days ago). Super day indeed! :Pinkbounc

For the OP, remember that the listed contracts are just asking prices. You can always try to offer less / negotiate. We did that with our resale -- asking the seller to pay closing.

Here is a listing for 220 points @ $80/point with quite a few banked points:

220 Boardwalk-points now! September 344 now; 220 9-1-05 $17,600

Here is one with more points @ $72/point (probably wouldn't pass ROFR - would probably have to offer them more)

270 Boardwalk-points now! August 270 8-1-04; 270 8-1-05 $19,440


Is that more or not enough points? Seem like pretty good deals.
 
We wanted BWV or BCV (either Epcot resort was fine for us) very badly once we decided to buy. We didn't even bother looking for banked points. Nor did we care if it was stripped since we were doing a Myrtle Beach vacation that year in the Summer and had already pulled the kids out of school for that school calendar year for another vacation. We new we would not be doing Disney in 2004, so it did not matter to us if any points were available. We just really cared about the number of points and the location.
We bought 230 BWV points and are thrilled with them! In retrospect, I'm glad we bought BWV over BCV (even though we love it there too) because of the gaur boardwalk view and standard view point rooms.
We plan to add on 100-150 points in about 2 years, and yes, we want them at BWV!

The one for 220 @$80 I have not seen. Where did you find it.

The one with 334 now I have emailed several times and the person selling has a disconnected phone and the company posting it has no idea how to reach her.

The one for 270 is a little more than we were hoping for.

But I might be interested in the 220 one if I knew where it was posted?

Super Jealous. We have BCV and VWL, a BWV add on would be the mother of all trifectas. :bounce:

I was curious as well, as they were not on the "big 3" sites. Turns out they are at Reid. Since I have not ever interacted with them, I will not post anything, but you might want to search on the DVC boards here for some posts on other people's experiences.

The big 3 resellers have a few reasonable BWV contracts out, and certainly there has been a lot of BWV activity recently.
 
Be cautious about the Resale agencies you consider for your purchase. There are only a few companies that would be considered reputable.

!!WARNING SIGNS!!

1. If the Broker only has 2 or 3 DVC packages for sale, not good, it indicates no established track record.

2. Ask lots of questions about DVC etc., if the agent doesn't seem knowledgeable about the program, that's a red flag, RUN!!!

3. If it sounds too good to be true, well you know what to do!

4. If they are slow or not returning phone calls, just imagine how long it will take to get your deal processed and closed.

I hope this will be helpful and received in the spirit in which it is given.

:goodvibes And this morning, I was doing Google image searches on Stormalong Bay, and getting all jealous over that! Even instant messaged my wife at work and sent her the link to the SAB pics, with the demand that when DD are 6+ yo, we'll HAVE to go.

To the OP: TTS currently has a BWV 150 point Jun UY, none banked, but not stripped, at $80/pt. Not a "super deal" but seems roughly reasonable. Doesn't hurt to try an offer.

Oh, and finally, have you let the resellers know what you're looking for? I didn't do that, but I've read that they will call you before they even list a property, if you ask.
 
TTS also has a BWV 150 December use year with 90 available and bankable now and all '05 coming in Dec @ $81. That might be a great starter contract. You'd have 240 in December and could add on in small increments if you choose.
 
...at TTS, for almost three months, and then in March, bang, found EXACTLY what we wanted: 160 pts at BWV, with all 2004 pts banked! :banana:

This would be to add on to our 150 pts. at BCV.

I sent an email to TTS. They called me about 30 minutes later. The agent told me it had just been listed (duh!) and that it is very rare to find that many banked points. Which, she said, is one reason the price was so high: $80 pp. But we mulled for a few minutes, and then said, what the hell? Would shaving a dollar or two off the points make THAT big a difference? Let's do it. So we did, paying full price. No regrets. We got exactly what we wanted. And we were able to plan the vacation we wanted, too, only about four months out!

Our contact at TTS also said Disney was snapping up a lot of the BWV resales in the 76-78 range.

Have faith, be patient, and keep looking. We had to shop for a couple months before we found what we were looking for.
 
We got a totally tweeked BWV contract with full years banked points, but it never made it to the webiste. I called Jaki at atimeshare.com and told her what we were looking for.... about a week later she called with our contract.

Sooooooooo I second calling the big three and putting in a request for what your looking for... it does help.
 
Wow :earseek: what a dirrerence a few months make! DH and I cruised on the Magic last July and fell in love with the ship. While on board, DH bought 250 points at SSR. Right after we got home, I showed him the resale listings and we cancelled at SSR and bought at BWV. We had visited there once and fell in love!

I found a contract for $75 per with 27 banked, Dec UY. This was in August so that meant that in Dec, we'd get those points too as they weren't stripped. The only drawback was they wanted us to pay the 2004 dues. We really didn't mind that since we'd be getting the 2004 points.

DH called Jason at TTS and we counter-offered $71 per and the people accepted! We really never expected to pass ROFR but we did! I highly doubt we'd pass now!

We got 100 more points by going resale with our own financing for LESS money than if we'd bought from Disney at the time.
