Why is Disney ROFR mainly BCV?

looking back at the two threads that show which disney contracts have passed and which have not it is clear that disney is willing to take back BCV.

but why? doesn't seem that the prices have been extremely low.

and when compared to the other properties of BWV SSR and OKW the BCV price is much higher.

does disney see this resort as one that can be booked with more cash reservations? or are they looking at selling new contracts with an extended expiration year?

what is everyone else think on why
 
The BCV is a sold out resort. If Disney has people wanting to buy at BCV they will buy back BCV contracts. The may have a wait list for people wanting to buy BCV from Disney. They will buy back certain use years that they need.
 
Just like any other business .. simple supply and demand.

BCV IMO is THE most desirable resort given its overall amenities/location (and of course limited supply given its small size). Therefore, Disney can make rather easy profits selling these points w/little risk.

When it comes to the other resorts, the risk of buying at a given price threshold and then not being able to unload these points at a profit isnt worth it. Remember when Disney sells, they have to maintain their published rates (with a reasonable "incentive") so they cant undercut their own market prices even if it means making a profit. SSR is perfect example .. who in their right mind would buy SSR or OKW for anything near what Disney asks unless they just havent researched the resale market.

:thumbsup2 Disney knows there are plenty of people out there that are willing to buy BCV direct for $115 per point. So they ROFR the resale contracts and make a profit.

The poolis excellent and popular with families and the resort is small comared to Bwv:yay::yay:
 
I just hope it stays that way for a long time.

All my points are at BCV, and it is by far my favorite place to stay, checking in there for the 30th time this Saturday.

It's funny that is has turned out to be so popular, for about a year after it opened 2002 there were very few people here on the boards that had anything good to say about, ( but there was only about a quarter of the DVC members there are today) I was beginning to think I had made a big mistake.
 
I would think there is a higher demand for BCV than some of the other resorts. The resort is one of the most popular.
 
I own at BCV as well and during my most recent visit I felt it looked better now then it did back in its early years. There was a lot of wear and tear showing back then. I didn't notice at all during this past trip. My favorite location in all of the World. Although OKW is really nice.

Disney appears to be using their money to build new resorts and not on ROFR. BCV has a high demand and they have decided that there is money to be made selling BCV.

FWIW: Since 2006, when we first bought in, we've done 3 add-ons at BCV...for each and every one, we were put on a wait list...the shortest was 3 weeks...

For the last one, I'd spent a good month or so perusing resale sites...never found a contract w/my use year (Feb) that had the points count I needed/wanted...

I'm an example of supply & demand...
 
I think Disney can rent the rooms out for cash rates easily. Maybe they are keeping the points? My rationale is that on DVC villas, the promotion is 40 percent off of all dvc deluxe villas except NOT bcv. Any thoughts?
 
I rather doubt it. Right now, Disney is having a harder time moving more expensive rooms than the less expensive ones. But, even if they were, DVC is a separate business entity from the cash Resorts business. It is designed to profit from *sales*, not from *rentals*.
 
Id love to see them expand at BCV! WE absolutley love it there! We own at AKV but have chosen to stay their the last 2 visits and HOPING to get in at our 7 mos mark in Jan.
 
Most of our points are at BCV, and my vote on expanding would be a big NO :)...we love it there, and have never had any problems getting reservations. We love the location and the current size...

I agree it is crowded enough at Srromalong Bay, they surely don't need an addition there. :)

I think the fact that Disney is only buying back points from BCV shows that it is the most sought after resort for add ons. :cloud9:
