Why does BWV have the highest fees?

I'm a newbie considering buying a resale. I like the location of BWV, as well as the pool, but I was wondering, what makes the MF's so high? I'm guessing the location itself isn't enough to drive up the price. Wouldn't some of the maintenance fees (for pool, e.g.) be shared with the BW hotel? I'm just thinking about some of the other properties, like AKL will have a great pool area, but the fees are lower, and BCV and VWL have fewer units, but their fees are lower (seems like the fewer the units, the higher the price?). I'm sorry if this is such a dumb question... just trying to understand why the fees have historically been more than any other WDW property.

there are more villa than rooms - so you get hit with the majority of the operating fees.

they split it according to rooms - so it is not split down the middle.

the transportation costs - buses, boats have always been higher at BWV.

at BW that are 380 rooms in the inns, there are 533 villas

bc - 603 rooms, 282 villas

vwl 728 rooms, 181 villas

does this make sense?
 
I've wondered that myself. BCV and VWL have gotten closer to BWV than when they first opened. I think one issue is the lower points for standard views, that leaves less points to spread the cost around vs BCV or VWL, where all rooms are higher points. That is supposidly why BLT dues are lower, because the points per night are higher.
 
one of the reasons I sold OKW is the fees - OKW is lower points - it does not have valet parking, room service - so it should be alot lower than the resorts that do - it is NOT.

called a few times to ask why - so far have not been given a good reason.

before the new management (12 people instead of 1) - when OKW was higher because of work to GV, once that was done, it stayed level for a couple of years.

Now it kepts going up and up and up - and the service has gone down, down.

group management seems to only add to the costs - not to anything else. my opinion

Does BW/BWV have any major construction projects in the works? Just thinking about the future...

Don't forget the cost for the Boardwalk entertainment!
 
I thought AKL had the highest MF's....

A lot of people seem to think that- I don't know why...

SSR 4.34
OKW 4.73
AKV 4.86
BCV 5
VWL 5.04
BWV 5.21

and BLT is lowest but I'm not sure of the amount, just know it's 3.something. So that makes AKV smack in the middle for WDW DVC.:goodvibes

Right now, AKV's MF's are subsidized by Disney until the resort sells out. Once it sells out, you should see an adjustment to those MF's. I wouldn't be surprised if they don't get right up there with BWV.

Thing you have to remember about MF is fee per point is not as important as fee per stay. (assuming you stay at your home resort)
BCV and BWV averaged are about the same per stay, so all Epcot area is fairly high.
At AKV you pay about $150/week to see the animals from your room.
OKW is the cheapest in this incomplete chart. No it does not have valet or Room Service, but you might be able to park closer to your room door there anyhow and Room service is nice, but I would think it is generally is a profit maker not adding much if anything to MF.

Yes, and so is BLT. That is why it is the lowest MF's at this time....but who knows once it is sold out....:confused3
 
Because of higher Poitns BLT is not that much cheaper: (Although BLT Standard view is the king of cheap stays so far)

BLT Dream season 1BR MK View 333 ($1222.11) (3.67/point MF)

And SSR with smaller rooms than OKW costs more per stay because of higher points..

I don't know about AKV but the subsidy for BLT is .05 per point, which in my opinion, is not very much.

Just to clarify, is SSR no longer subsidized? Do the current fees already reflect a 'sell out' increase?

When we attended the DVC Member's add-on sales pitch...er I mean get together on our cruise, the guide attributed BLTs low MFs to the fact it was a high rise building with little landscaping. This may also be a factor in addition to the room / villa split.

It is more of the answer to the "why are my fees so high" question, regardless of where you "trade to" within DVC, you have to pay to maintain your legal deeded piece of Disney World. We SSR owners pay more for our piece than OKW owners and less than BWV owners.

Yes we seem to gain value trading into cheaper points (OKW) but loose value if we trade into higher points (BLT)
