Why does BWV have highest dues in WDW?

so if the paying for utilites on an all indoor resort are more expensive, does that mean AKV will be the most expensive when Kidani comes on line because it looks like its all indoors and it is going to be huge...???
I doubt the utilities are more for BWV or BCV. It's actually likely the setup there is more efficient than for OKW, SSR or HH from an energy standpoint. The problem with indoor hallways is that there is other upkeep such as painting, cleaning, carpets, etc as well. I'd suspect AKV will be on the high side long term but not to the degree that we see with VB.
 
I also do not believe that BWV buildings were constructed very well..I do believe they have replaced a lot of piping, and in a building thats about 10 years old...that shouldn't happen. They also have had to replace some of the siding, again the building is not nearly old enough for that to happen, but it did.

I do believe that both projects were paid for by the builder/contractor and not by members.

I've said it before, and I guess this is the place to say it again...they keep those hallways TOO COOL. They should turn it up a notch, esp. if they're saying the utility costs are high.
 
My understanding is the main difference compared to BCV is the transportation and the way things are figured in that regard. Apparently Disney believes that the density (number per unit) is higher for DVC than for the regular hotel rooms.

Remember back a few years ago there was a DVC Dis Board member who did a whole evaluation of the BWV transportation costs and he/she presented it to DVC because he felt that the BWV's were subsidizing all of the other resorts in the area? He had very solid facts and figures. I can't remember who she/he was, but maybe someone else can.

I am the perosn who did made ths stink about the transportation costs-
what happened was the first year I looked at this closely the BCV charge for transportation on the budget seemed way out of line compared to the BWV--which made no sense since they shared all transportation and the charges were per point--it just did not add up--which turned out to be true...they had forgotten to bill the BCV for their share of the boats...

After that they split the transportation and no longer have BWV share with BCV...

The next year there was still a difference in this line of the budget -and while it was closer it still seemed way more transport costs were going to BWV than BCV on a per point basis--ultimately - I was told and have accepted the explanation that Disney gave me--the YC/BC/BCV but (especially the YC/BC) is a resort that hosts a lot of conventions--more than the BWI. These conventioneers do not go to the parks in the morning--or in general nearly as much as the BWV guests do..and therefore there is a greater demand for buses on the BWV side...I believe it..whether you stay at BWV or BCV you are probably not there for a convention but to go to the parks...but the BWV is much much bigger than the BCV...

so I would go back to the thought that the hallway carpeting and with rising energy costs lately- yes the air conditioning- of all those spaces that make up the BWV is going to be much more than the costs to the relatively small indoor spaces of the BCV as a likely explanation for BWV having higher dues...don't forget BWV also has a Community Hall that BCV does not...along with the fact that we BWV owners shoulder 53% of the costs of the BW resort/pool shared costs, etc...while BCV even though the pool is no doubt more expensive need only shoulder 19% of shared costs with the YC/BC.

It would appear that the conference explanation Disney provided you is probably true.

Disney states that the BWI offers a 20,000 SF conference area, making it the smallest, while the YC & BC offers a 73,000 SF convention facility, making it nearly 4 times the size of the BWI.

As a comparison, the convention facility at CR is 115,000 SF, GF is 40,000 SF and the largest is CSR at 220,000 SF. Disney refers to the facility at BWI as a conference center while the others are all referred to as convention centers.

I believe the reason is because the WDW property as a whole resides in two counties - Orange and Osceola. I forget where the property is divided but that is the reason for different dues is because of the different tax rates. You will find this if you visit and pay cash depending on the resort you are at as some have different tax rates than others depending on its physical location of said property within WDW.


Just an FYI, all the DVC resorts on WDW property are in Orange County. The only resorts in Osceola county are the All Star resorts. This is why they have 13% resort sales tax whereas the others are 12.5%.

Paul, I was thinking it was you that delved into it deeper but didn't want to single you out in case I was recalling incorrectly or you didn't want to be put on the spot. Thanks for reiterating the info.
 
You need to buy at the Boardwalk. It is so much better than any of the other dvc resorts in my opinion. You can watch the fireworks from Epcot from your balcony, you can see Magic kingdom fireworks if you look to the left and you can walk to Epcot and MGM. You can also see the MGM show at night. I feel it is a no brainer. Who wants to be at Animal Kingdom at night, no fireworks, animals are sleeping and it is so far from the action. The boardwalk is lively and fun, you need to do this, you will not regret it!

Please do not do Saratoga Springs, it is in the middle of nowhere, sorry to those who own there but it is the truth!!!!!!
