Why does anyone purchase direct if available resale points are cheaper?

Out of curiosity, do you know or did the resale companies explain to you why the closing costs for Aulani is so high in the resale market?

as i mentioned before, DVD is entitled to charge a ROFR fee of $250 on Aulani contracts. naturally, there is no ROFR fee when buying direct.

it wouldn't surprise me if hawaii added more taxes/fees to the process, but i don't know what else would be responsible for the difference...

actually be lower than WDW properties.

According to the sales rep at two of the largest DVC resale sites, they need to work with someone based in Hawaii to do the closing because the resale company is only licensed in Florida and there's just a lot more paperwork involved with closings in Hawaii.

hawaii does like to soak timeshare owners so this isn't a surprise.

(and i should have added that i think DVC subsidizes the closing costs to some degree for direct purchasers.)

it's possible that DVC isn't charging the ROFR fee yet, i don't know.

like everything else in the resale process, "who pays the closing costs" is negotiable...but if i'm a buyer, that is included in how much i'm willing to pay overall to get the contract...so higher fees will typically (IMO) lead to less money for a seller...
