Why are they listed by Resort

I have a question about DVC. I see there is a place on here that lists people selling their DVC at lower than retail cost thus saving money.
But what I don't understand is the listings are by Resort.
example. Wilderness Lodge at $85 per point total of 200 points
or Hilton Head at $71 per point total of 220 points.
Why are the specific resorts listed? I though you could use the points at any time at any resort?
I also see people looking for 10 more points to a specific resort?
Like 10 more from Wilderness to complete reservation.
Again, why that needing that Resort points not just 10 more points?
If I bought a DVC do I have to choose one resort now? If so, how does that effect if I want to stay at another resort?

Thank you for the responses, I think I understand better now, But here's another quesition to it now.
IF I book at my home resort say 10 months away can I change my booking 5 months away to a different resort? Thus making sure I book the trip say Wilderness lodge, but later getting a different resort, like the Boardwalk, I would like to try.

no. only owners at a given resort can make a reservation at their home resort from 11 months out to 7 months out. if any rooms are available after that point, then any DVC member may reserve a room.

the resorts also all have different levels of maintenance fees per year.

If you are purchasing a DVC interest, you must purchase at one resort or another. You can use your points at any DVC resort, but you have an advantage booking at the resort you own your points at (your home resort). You can make a reservation 11-7 months ahead of time. At resort that are not your home resort you have to wait until 7 months ahead of time. In those four months, the grand villas might get booked, lots of the room type you want may be rented already.

When you buy DVC, it's a real estate purchase. You're actually buying a small interest in one of the DVC resorts. This becomes your "home resort".

You can make reservations at 11 months out from your travel date at your home resort. You need to wait to make reservations at the other DVC resorts until you're 7 months out from your travel date. So, you have a 4 month advantage in booking your home resort, over the DVC members who own at other resorts. At certain times of year, and at certain resorts, that advantage can be very important.

To some extent, that accounts for the resale price difference in the resorts.

Yes, you can do exactly what you state. Realize that the other reservation might require more points, so you need to have those points available. I'm not sure what happens if the new reservation requires less points -- I'll have to leave that one to the experts to answer.

If the new reservation requires fewer points, you would have to bank them if you were within your banking deadlines. If you were too late to bank them, you'd have to use the before the end of the use year or lose them. If your borrowed points and had them left over, you would not be able to return them to the next use year.

You'll have the same number of points to use every year. You'll bank and borrow and move them around, but unless you take the same vacation every year (or every other year) and bought the exact number of points - its likely that you may be short one year or have a few too many points one year. There are things you can do - we like to tack on a day at one of the Deluxe resorts for cash if we are short, the one time we had too many it was a whole four points and we just let them go to waste - but one of the things people do is "rent" points from other members. When you do that, MS makes an effort to track where the points came from - so you can't use 10 points from BCV to complete a VWL vacation until that seven month window opens up.
