Why are there so many SSR Resales?

I am looking to buy into DVC and I am keeping up with the boards so I can decide whether I am going to buy direct from DVC or go the resale route. I am wondering why there are so many resale for SSR. Are people unhappy? The reason I ask is because I know I will need financing and DVC financing seems easier than trying to find independent financing. I may be wrong but SSR is my only option if I buy direct so I am just wondering. Any information would be appreciated!

Welcome to the DIS! You will find both ardent supporters and ardent detractors for each and every DVC resort. I would read these boards extensively and take all of it with a grain of salt. To answer your question directly, I certainly would not assume that there are problems with the resort simply because there are a significant number of resales. DVC is a large purchase, people's circumstances change, and some people may not like things as much as they thought they would without regard to the resort. Good luck!
 
I would probably guess that you had people that bough spur of the moment and then realized that they couldn't really afford it. Or they just decided it wasn't for them. Or financial changes demanded that they sell. Or they bought points, stripped the contract by banking/borrowing points, used or rented the points, and now just trying to resale the contract.

I'd doubt that many of them would be from people selling because they didn't like the resort, because they could always use those to stay somewhere else.

If you think SSR has a lot, check out OKW, VB, and HHI listings!

Oh, and lastly, SSR isn't your only option. As long as DVC has availability, they will sell you 150 points at any of the sold out resorts to start your membership.

Another thought is that the large number of resales in the 100-120point range could be folks who added on, and decided not to keep that add on. I think the most likely scenario is finding they can't really afford a timeshare.
 

Thank You Very Much! I appreciate the information. I can certainly understand the financial constraints of buyer's remorse. It is for this reason that I am trying to be careful and get as much information as possible from all you folks.

I have two more questions from reading the DIS. What is the deal with the 5, 7, and 11 month windows? How should that influence my decision on my home resort? Anyone purchase their resale using Tammac Financial?

Don't sweat it. I am of the group that bought into SSR and did not like the Resort. In fact we will never stay there again. It just wasn't our style. That being said you will never see my points for sale. We love DVC and all it offers. We also have had no problems booking at the 7 month mark. We've never regretted our decision for a second. There is only an 11 and 7 month window. That means that at 11 months from the date of check out until 7 months from the date of check out, the members at that resort have an exclusive booking window. After the 7 month date, owners of the other DVC resorts can book there equally. That means you want to have 11-7 month book priveledges at your home resort before others from the rest of the system can book.
 
Which also means that your home resort is only important for booking purposes if you're able to book more than 7 months out. If you won't do that, or you don't have a strong preference for where you stay, you may as well go for whatever is the cheapest (factoring in annual dues as well) or for SSR because of the extra years.

If you can book ahead more than 7 months, the booking window can be very important if you want very specific things and at busy times of the year, for example, an OKW GV, or standard views at the BWV, or BC or BW during the Epcot festivals, or VWL at Christmas time. You could probably get those sometimes without it, but the booking window would give you a lot more peace of mind.
 
might be too do with the add on incentive whereby you got 150 points free to use one year some people thought addon use the free points for larger room or longer vacation then sold the origanal add on

could be that the price is currently $98 and some people bought for less than
$75(with incentives) and people are just unloading extra?
 
The same reasons for selling, apply with SSR as to the other properties.

Death

Divorce

Illness

Financial hardship

Change in vacation habits

All the other reasons previously mentioned by board members.

Nope -- that's a common misconception, and dead wrong. You can buy any resort direct from DVC and use their financing.

You will have to buy a minimum contract of 150 points buying direct, but you can get any resort subject to Disney's points availability. The only difficulty I've seen getting points direct from Disney is at BCV for some of the use years. For most of the other resorts, you can not only get points, you get them quicker than the resale process.

Keep in mind that there is financing available for resales, too. I would not exclude resale just because you need financing. You can use a home equity line to finance a resale at a much lower rate than Disney will charge, and there are also lenders who finance resales. TTS and the other resale brokers can steer you to financing.

Depending on which resort you are interested in, you may save a lot of money buying resale, so I'd sure look at ALL of your options.
 
I believe that all DVC resorts went through a similar selling off period after a new resort opens up.

People "rush" to buy something new and later on decide they can't afford it. DVC members usually get addonitnitis at some point and some can't resist buying an add-on at every new resort!

There are "more" SSR resales right now because that is what DVD is actively promoting right now. New purchasers are more likely to have buyer's remorse. Many were "seduced" :lovestruc by DVC and an annual WDW vacation and later decided they couldn't afford it or really couldn't vacation at WDW so frequently.

OKW has more resales because it is a much larger resort and members have owned there longer and maybe ready to sell. SSR has the same situation of being a much bigger resort which could increase the number of contracts available for resale.

Supporting some of the above theories - you might notice that a few of the SSR contracts are completely stripped until 2007. Maybe they bought as an add-on, used all the points they possibly could, and then decided it wasn't what they wanted......
