i can't believe someone would buy such a large chunk and not break it up into smaller contracts!

At $66 a point, I am quite sure DVC will buy it back and resell it at the current DVC price.

DO they have to have an offer on them before Disney buys it back? I was wondering if DVC ever bough back resales without someone first making an offer on them.

Disney will not act on a resale until it's been presented for ROFR.

Depending on the current waitlist requests for points at any given contract, DVC could very easily pass on a contract of this size. They certainly don't want to be actively trying to sell resorts other than SSR at this point. If they have requests for specific Use Year contracts, they can work with the numbers, but they are not really wanting to become active in the resale market.

We'll probably never know the ultimate status of this contract, but it would be interesting to know the outcome details.

I just closed a resale with Jaki - maybe she'll tell me (probably not). Anyway, I know Disney picked up a BWV resale at $63 recently but I also heard one got through at $63. If I was buying I would shoot for $63 and bid up a bit if Disney took it. I think the seller might go through ROFR 2x's on a contract of this size for an extra $1-2 per point. I think Disney can break it down to smaller contracts but they can't change the UY. What is the commission? 10% with a minimum? I'm not sure.

pmcpmc, what might happen is someone who is really rich (LOL) will make a bid on this contract.

if DVC sees they have a bunch of people on the waitlist for BWV points April UY, then maybe they will snatch up the contract. i.e. exercise their ROFR.

then they take the contract, and break it up into small add-ons and sell them to current members for $84/pt.

no matter what, the resale buyer will have to buy all 1,000 points!
i think this is where you are getting a bit confused...

Yes I believe Disney can break up a contract once they obtain through ROFR.
My guide called and offered points for HH in our use year, a use year that had been sold out and said i could have any amount I wanted...so they must have broken up the contract they bought back.

but can it be broken up for the Irish buyer into smaller contracts by disney(good exchange rate now )

no, when you buy a resale, you buy the contract as is.

Disney can only break up the contract after they have bought it back.
this means the resale bidder/buyer will lose the contract.
then they will sell it out to other people... probably other DVC members looking to add-on.

(hmm... unless Doc knew what you meant and his reply meant that you can buy a large resale, and ask Disney to record the deed as 2 smaller ones? but that wouldn't make sense... now i'm confused...)

No, Disney can subdivide and resell the contract in smaller lots only if they acquire it thru ROFR, but they will not alter the contract for an individual purchasing the resale.

If an Irish buyer purchases 1000 points at BWV, he will have a 1000 point contract until he sells all 1000 points to someone else.

I seem to recall a large OKW contract on TSS website some time ago. It was there forever. I was thinking it was 1000 points but am now wondering if it was actually 2000. I'm sure someone remembers for certain.

TTS has had several large contracts over the years- all at OKW that I'm aware of. There have been 2 or 3 of 1000 points and there was one for 2000 points (it was available for quite awhile).
