Who pays MF's when BLT opens early?

This question came up last night as I was telling DH that BLT was opening Aug, rather than Sept. Our UY is Sept, and expected MF to be pro rated from then. Who pays them in Aug? :confused3 My first thought was that all owners do--with a pro rated bill for Aug-Dec. But...how can they assess fees without us having points????

I'm just confused!;)
 
Annual dues apply on an annual calendar basis. Regardless of when your allotment of points comes in a year, you can still be assessed dues for the entire calendar year (or partial year if it opens during the year). Thus, the fact that you have a Sep use year does not itself prevent you from having to pay any dues applicable to 2009 once the resort is open.

However, which dues you will be assessed for 2009 depends on what your contract documents say. You should check it because I cannot remember what the usual wording is right now. If it says dues will be assessed starting Sep 1, then you don't pay for Aug. However, it may say something like dues will be assessed beginning when your unit becomes available for occupancy, in which case that would be Aug. Or it might even say you will begin to pay dues Sep 1 or, if later, the date your unit becomes available for occupancy in which case you would not pay Aug. I am drawing a total blank of what is usually said right now but there should be something in your documents.
 
You will owe dues starting on the later of: your purchase date, the start of your initial Use Year and your occupancy date. So in your case, even if the resort opens in August, your dues should be pro-rated starting Sep 1st assuming that your initial UY is Sep 2009 and not Sep 2008.

If anyone has an initial UY starting prior to Sep 1, 2009 then they should check their paperwork to see exactly what it says about the occupancy date. I'm pretty sure my AKV contract had a hard date in there but I suppose there might have been some fine print that I'm not remembering. I haven't seen a BLT contract so I don't know if those are worded the same way or not.
 
We have a March UY and our paper work had an estimated occupancy date of 9/1/2009.
