Hi all! We are getting pretty serious about wanting to buy DVC, but still deciding if we want to buy resale or direct. Our next step is to get on the phone with a resale company and speak to someone directly. Can anyone recommend one resale company over another? There seem to be quite a few and not sure which to go with. TIA!

Kboo is on the money. There’s not really much difference, just go with whoever has the contract you want.

There are some minor differences, I’m sure someone will bring up Fidelity’s fee they charge. Some have their own apps where you can setup notifications. I used dvc resale market and got alerts from their app on my phone when a contract popped up that fit my criteria.

Oh that is awesome! Didn’t know apps were available, going to look into that, thanks!

Welp already went with magical title company on the contract I'm waiting on.

One thing to remember is that you can choose the title company (Once you and the seller agree on a contract).

I would recommend researching reviews on title companies and you can select the best one that fits your needs. I am currently closing with Attorney Jeffrey Sweet.

Good to know, thanks!!

That is who I closed with. Transaction was very smooth and professionally done.

I can't stress enough how important it is to choose a good title company. I cleared ROFR at the end of February, and I still haven't managed to get my contact recorded on the OC site, because my title company delays at every step. I'm so angry because I am going to miss the 7 month window on my vacation in November making me very nervous that I won't be able to book the rooms I want. After following the Closing time thread, Jeffrey Sweet seems to be the best closing company...

Each contract we purchased,we looked at multiple sites. This site lists many resale sellers that are good to deal with. We pickec one of them who had the contract we wanted.

I agree with whomever has the contract you want. In my case, both times it was Buy & Sell DVC with Duncan for the closing. I have been very happy with my broker from there and have become friends with her.

I go with the one that has the contract I want to buy.

Exactly. Just to clarify a possible misconception, there are no multiple listings for DVC. Each resale company has its own listings consisting of contracts from people who signed up with them. So a buyer needs to peruse all the various web sites and get with the one that has the appealing contract.

Also, the web sites vary quite a bit in usefulness. I personally like dvcresalemarket.com (e.g. https://www.dvcresalemarket.com/listings/wilderness-lodge) , which allows you to sort by various attributes, filter by use year, list only active listings, and drill down to see the estimated closing costs. But you owe it to yourself to hit all of the sites and find that best contract for you. We ended up going with Fidelity and are now waiting for the next shoe to drop after passing ROFR last week.

dvcresalemarket is great. Using the mobile app and setting up notifications is nice when trying to find a specific contract.
