Is their one company that you would prefer to buy a resale from? I often browse The Timeshare Store. Are there other companies or better companies to buy from?

I can only speak for my experience with the Timeshare Store. We had a flawless transaction with them and they would be the first company we went back to if (ok ok I know, when) we go to do an add on.

I'm sorry. I didn't know we couldn't use the name of other timeshare companies.

This board is sponsored by TTS (which I highly recommend). It would look bad if we went and recommended someone else on "their" bulletin board. ;)

I would suggest Disney's own DVC resale. I called last thursday and within a week, i had my points, booked my vacation and recieved my paperwork.

For clarification:

This is not *THEIR* bulletin board. There are a some company websites and names in the board filter, but they are NOT there because they are a competitor of our sponsor. Sponsors have no control over board content.

There are many instances of other resale companies being discussed and recommended by users on the DIS/DVC Boards.

Actually, there is no such thing as Disney doing DVC resale, as by definition a resale means you have to by any specific contract in its entirety. Disney will, from time to time, acquire contracts either through Right of First Refusal, or loan default. Those contracts are then voided and the points of those contracts pooled by resort and use year. Anything you buy directly is a new contract or add-on.

You are correct!

I guess I would suggest buying a new contract through disney for a sold-out resort. It was extemely fast in my dealings with them.

Does that mean you can buy "New" conctracts to already full resorts such as BWV, BCV and WLV when they come availible?
If so, how do you go about doing this?

Any resale broker may be presented here. We do have a site word filter that will do it's job at times, but the name can absolutely be offered in a post and there are a number of brokers that have been mentioned on this board without any problems.

However, if you type in the name of a company or website and find it replaced with ****, please accept the fact that some companies may not be welcome on this site and do not try to find other ways to offer that information. None have ever been disallowed due to any influence by the sponsor of the board and suggestions to the contrary may also be viewed as an attack.

Some have made the mistake of attempting to bypass the word filter by using other methods to promote words, names or businesses in the word filter. These attempts are not viewed favorably and are actually covered in the DIS site guidelines.

Contact your DVC guide (if you have one...you are assigned a guide if you've had any contact at all with Disney regarding DVC). Tell the guide what you want to purchase, though they will try to encourage you to purchase at SSR or AKV, as that is what they are selling, now. The guide can tell you if the points you desire are currently available or may be able to give you an approximate wait time.

Remember that even though it is technically a "new" contract, the resort itself determines the end date for the ownership. All resorts opened prior to SSR end in Jnauary 2042, SSR ends in January 2054 and AKV ends January? 2057.

The TTS come highly recommended around here and has a number of listings. If you call and speak with one of their brokers, they can put you on the email list for when new listings come on the market. I cruised the various DVC resale boards (Google "DVC resale" to find some other vendors). I ultimately, I used the broker who had the contract I wanted. Unfortunately, fees vary widely by broker so you can call around and see what it will cost.

Good luck.

Just ask your guide. They will try to push you to the current resorts, but you can ask them to waitlist you for a sold out resort. (I can't recall the current price)

Sound advice :thumbsup2 There are several brokers, and each has different contracts. You may find one that fits your needs perfectly.

Do you think the price per point for a sold out resort will be comprable to what the market dictates on a re-sale site or will it be more comprable to what Disney is charging for one of their new DVC resorts?

Resale purchases are definitely affected by both the available market and ROFR.

Direct purchase of resorts other than SSR and AKV have a pricing set by DVC.

For new purchases (minimum purchase of 160 pts.)

AKV = $104 - $8 incentive = $96
SSR = $104 - $10 incentive = $94

OKW, HH and VB = $92 (although I have also seen a report that HH and VB are now at $87)
BWV = $98
VWL = $98
BCV = $101

Wow, that's much more expensive than buying from a re-sale company. I would prefer to buy/finance through Disney though. Maybe I'm just being too pickey, but I would feel more secure finacing through Disney. Maybe I should just bite the bullet and buy from a company that sales re-sales.

I've never personally dealt with a reseller, but check with them about financing. I seem to remember a post by he Timeshare Store that they have some fairly decent financing available. Just remember any financing on a timeshare isn't going to be "low interest" by most standards (though certainly lower than Credit Card interest.)

Its not as expensive as you think. There are no closing costs or other charges when you buy from Disney for any of the older locations (SSR and AKV have closing costs). Couple this with the risk of right of first refusal Disney has for the really low cost resale and "stripped contracts" (where you get no points for the first year) - and you'll probably only a $4-$6/pt difference. Not a lot for the Disney convenience (much faster, more flexible payment options, etc).

With that said - we are currently waiting in ROFR for a BWV contract through the Timeshare Store... so we did make the decision to try and save $2000.

I can recommend TTS. After I contacted them, I received both phone calls and email alerting me when new contracts that met my requirements became available.

I was nervous about it at first but ultimately it was a great experience (technically not over since I am waiting to sign the final documents and make the final payment.)

I figure I saved between $10 and $11 per point and ended up with the 2006 points as well.

So we ended up saving about $1700 as well on a 165 point contract.

Budshark, you still waiting? Friday was our "lucky day" to hear we passed ROFR.

Also, I think if you add on at SSR or AKV, there are no closing costs.
