(When) will DVC go “negative”?

Do they make a King Murphy?

No the company that makes Disney's murphy beds don't make a King. But the Duo Studios at PIT have a full-time bed, it doesn't go into the wall. I guess if Disney wanted to, they're a big enough buyer they could find someone to engineer one.

I think a king murphy bed would be too big to handle for a lot of people (the queen ones already are heavy for a lot of people) - plus would it even fit (are the ceilings/soffits high enough)?

We went to the PIT and sat with my guide in a duo studio sample room which also served as his temporary office while working there. It had the couch/murphy bed not a full time bed.

Not sure you are correct on the Duo. The tours on YouTube show a Murphy.

That's only for a CA King. A regular King is the same length as a Queen just wider.

So some places it is already a tight fit for the whole thing but I'm with you I think it would be very hard for many people with the extra weight.

Yes, LSL versus CCV/BRV is the comparison I'm most interested in.
I think the real question will be room size, furnishing, and fit-and-finish. If they make rooms/villas that are the size of (and outfitted like) the CCV/BRV versions, then I suspect the point charts will also be similar. If instead they build it out with rooms that are more akin to RIV, GFV, and PIT, then expect the point chart to be higher as well.

Hmm, the one I was in the bed was down. I guess they just left it down in the model room when I toured. The room was big enough to leave it down full-time I felt in any case, unlike the Riviera tower studios.

I’m about to be in a Riviera Tower studio, so that should be interesting.

ETA: I’d actually be OK if the entire room was a giant bed with a bathroom and a balcony 😂

We've stayed in a tower studio for 8 nights, twice. As long as you're good about organization and keeping the room tidy (because you don't have a choice but to be), you'll be fine.
 
Combined with the chart, this thread had me thinking that cheap CFW resale could be a pretty good mathematical buy. Restricted, but with a really low chart.

BUT-- Dues this crazy at the start are a really bad sign. No buy price can make up those dues when they go wrong, like they almost have at Vero. All DVC buys are mostly dues, but this one is a weird outlier. The dues math matters most of all at DVC. I will never stay CFW, so I guess I will never know.

From RIV's launch I thought cheap resale might be worth a look if it was a good value, but RIV resale has held value incredibly for what it is, in my opinion. It's definitely possible people would hold their nose at the dues for that chart if they like this property or at least the value of this property, which many people seem to. I guess we will see CFW's resale price. I was way off on RIV, I think I guessed it at 75$, which is still where I think it goes. But, to have resale buyers you have to have direct buyers....

And, what is even more surprising to me is that DVD took back a RIV contract as high as $98/pt!

I could imagine a limitation on borrowing, or, close to the end, a situation where you have to "pre-pay" next year's dues prior to booking/borrowing....

The other question for me, especially at VB and HHI is... what is the timing... does DVC close on January 31, 2042, and thenthe resort closes on February 1, or do they operate it for a systematic shutdown for cash-only guests for a time...
If they get their act together after its cash only im going to be very irritated...
 
WOW. Forget what is costs to book the room. Points are points, and that is Vero level bad dues.

That is the first time I have seen those dues flagged. That is 12.27 vs Vero's terrible dues at 11.68. That is painful. At least Vero points only cost $50.

This could be some of the worst DVC math ever for direct buyers of this property. Usually the direct sales hold decent resale value, or at least hold relatively low dues for a while, like RIV.

This buy has the resale restriction of RIV +++PLUS+++ the dues of Vero. This makes a direct RIV buy look like a bargain. Wow.
And no washer dryer in your 1 bed. And no towels at the pool. It just doesn’t feel deluxe.
