When to sell some DVC points

So we just got back from a trip & have decided we want to sell our points at one resort in favor of points at another resort that is just a better fit for us. Unfortunately we really need the proceeds from the sale of 1 to pay for the other. I hate to be without those points & I know I may have to wait to find the right contract, but that's just the way it needs to be.

So I'm trying to figure out when the best time to sell the points would be in order to get the best price. We have used all our 2010 points but have all points available for 2011 & going forward after that. Does it make sense to go ahead & sell them now so far from the next UY or wait until it's closer to our Use Year or even after? I know contracts with banked points fetch a higher $$ but at least we have all our points available for next year. That should be worth something right?

Any opinions from members that have sold points would be greatly appreciated! TIA.
 
You might want to review the ROFR thread to get an idea of the price recent sales at specific resorts have commanded to see how you might fare with a sale at this point in time.

Please note that the specifics of your information have been removed since those details could be construed as a "For Sale" post and not allowed on the DIS.

You may find it will not be an equal sale/purchase just based on the particulars of your contract. If you intend to use a resale broker, the commission will also affect the numbers of the situation.

When to sell some DVC points

This is by far the hardest question because don't know what the future will hold. Will more people be selling in the future (lower resale prices) or will more people be holding onto their DVC (higher resale prices). Of course, the listings with banked points typically sell first. Some people, however, like the listings that don't have points coming for a few years as they get for lower price and get with no dues until the year thye get the points.

When I wanted to sell last year, I had a reservation and knew I could not sell until that was over.

I called TSS and asked them their thoughts on when to put it up. They suggested right away (4 months before the reservation) because some buyers are interested in delayed closings. So I did and had a buyer within days--it was a small contract.

My suggestion is to contact one of the brokers and consider putting it up now as you just never know who is out there. Your contract may be just what someone is looking for!!

IMO, I don't think you have anything to lose by putting it up now if you know you want to sell.
 

The transaction costs to sell and buy should be considered as should the difference in carrying costs -- the differential in annual dues. In my opinion needing the 11 month booking advantage or reducing long term cost of ownership are good reasons to contemplate what you are considering.

As to timing, it is hard to say. Unless you are talking about a very sizable contract, the dollar difference from transacting now or later is probably not all that significant.
 
Everybody likes banked points means more bang for the buck. With this economy i think you are going to get hurt i would wait till jan and see how the timeshares are doing.. They are allot of people waiting with dollars to beat you up, gorilla buying.. Fla is on firesale period.. I almost sold mine and had it sold and changed my mine and it has gone up. I do not know when you purchases but if you can hold on like i said till after jan i think the outlook with change a little.
 
Before you sell, have you tried booking the resort you like, at 7 months? Have you repeatedly had trouble doing that.

If not I think I would try booking at 7 months, before I would sell. Just my opinion, others may vary.
 
We have owned points for 10 years and have not have problems booking 7months out with a little flexibilty. Another caution is that just as your tastes have changed now, they will again in the future and you cannot afford to take multiple hits on the investment. I would hang in there and be sure to make reservations on the first day you can for special vacations.
 
We made the same decision a couple years ago. We knew we wanted out of our original home resort (SSR) to replace it with BCV. We took a loss on the sale, but also benefited by owning where we wanted to stay. We are glad we did it sooner rather than later, as the resale price on SSR continued to drop at a rate faster than BCV pricing.
All that being said, only you can decide how much of a loss you can tolerate. It may be best to keep the contract and book your trip at 11 months and hope for ideal transfers at 7 months.
