When to buy DVC....

I really want to buy points at SSR but we probably won't be able to go until 2006 because we've already planned vacations to Hawaii in Dec 2004 and we're taking a Disney Cruise in Jun 2005. Should I wait until our Disney Cruise to see the DVC presentation or do you think I should buy now to take advantage of the current offers?

It only gets more expensive as time goes by! Nothing wrong with buying now and banking if you don't want to use the points. And with SSR-II pre-sale going on, you wouldn't get points until '05 anyway, but get to lock into current prices.

I've seen so many posters on here that wished they would have bought DVC when they first thought about it versus waiting years.

Well it turns out I can't get any information mailed or given to me over the phone because I live in California so DVC will have to wait.

Look at resale...we got a great deal from the TTS. Maybe a bit more work on your part but the savings can be very significant...nearly $20.00 a point on our deal

I'll keep checking this board & reading up on resales. The CM I talked to said to keep checking back every few months to see if DVC registers in CA.

Is there going to be a Phase III for SSR?

I bought resale, and should be closing in the next two weeks. Passed ROFR two weeks ago, but barely. Prices have went up 5$ per point during this time. They may be over $100 in one year. If you buy a contract with no points for 2004, then the 2005 points can be banked until the 2006 year.

On the surface I'd say start looking for the right resale and buy now. However, I suspect your situaiton is more complicated than that. The first question is whether you should buy at all. Living in CA and not even going for 2 years makes me wonder if it's even reasonable for you to own. You would always rent from a member for the occasional trip. If you're pretty set on buying but don't have a clue about which resort to buy as home resort, I'd wait but try to visit before 2006. Unless you have a record of visiting every couple of years you may get into something that is far more expensive than you realize. And while there are other options, frequent use of those other options eat any savings you might get on DVC and then some. Of course you could buy a small contract and bank and borrow using it every 2 or 3 years. Good luck, I hope it works out.

A quick overview of resales shows points being offered in the $65 - $75 range. Disney is currently charging $95, excluding incentives. Has Disney been exercising ROFR recently?

There have been a number of posts lately about DVC being more active with ROFR including buying contracts at around $72 pp.

Yes, Disney started to exercise ROFR more since the beginning of August, the same time they raised the prices for add-ons at the sold-out resorts from $84 to $89!

As I am also from CA, I thought I'd add something to the mix...

You cannot buy into SSR currently in CA. It hasn't been registered. However, you ARE still able to buy any available points at other DVC resorts. We are currently in the process of purchasing a OKW contract from Disney. You don't get the extra 12 years, but you also don't have to wait until you are there to buy SSR.

A lot of people have mentioned about waiting to buy. I was one. We bought into SSR this April or May at $95. We missed the $90 by a week or two. I sent for my video and remembered that I had sent for one in 2003. I dug it out and found the letter dated June 6, 2003. It said the price was $85 a point. I thought, I'm not waiting another year.
