When the Poly DVC opens - what will happen?

I haven't been around here long enough to know what happened when some of the recent DVC resorts were opened up - VGF, Kidani, etc.

Is it common that initially there will almost always be availability at 7 months because there won't be enough owners in the system to fill the resort up?

I am traveling in December 2015. I believe the DVC Studios (some, or maybe all) at Poly will be opened by then? Clearly, unless they open them in January and sell like hotcakes, the people booking for the fall/winter of 2015 will be owners from other resorts. When others opened up, did the 7 month window fill up immediately? Did DVC announce an open date that was several months in advance (like, announce on January 15th that the opening weekend will be August 15th, etc.).

I'm just curious if I'll have any spot at a last minute rental switch to a Poly Studio!

There will only be a portion of the villas available for points that will increase as more points are sold until it is sold out. The builder (DVC) maintains the unsold percentage and sells them for cash reservations.
 
The developer will have to "declare" a large block of inventory before sales even begin. That typically equates to far more availability than there are sold points in the early going. But members won't have immediate access to anything near the 360 villas they are building.

Historically they also tend to tweak the 11/7 month booking windows to satisfy early buyers. There have been reports that Poly will begin selling in mid-January with the villas opening in April. Early buyers won't have anything close to an 11-month priority for 2015...so DVC will likely adjust those priority periods to favor the new owners. At this point it's impossible to know what form those exceptions will take or how long they will extend into the future.
 
When VGF opened they did not allow non-owner bookings for dates prior to 1/1/2014. We were lucky enough to get a few days starting on 1/1. I wouldn't surprise me if they didn't do something similar for the Poly DVC. In any case, I'll be trying my best in the 7-month window for next December myself.
 

In most cases with a new resort if you book right at the 7 month mark at 8am you have a good chance, but with DVC demand in December I think it will be much tougher unless you are going the week before Christmas week

Expect the sky to get dark, heavy rains, thunder and lightning. The gods will be angered by all the celebrating. However, me buckoes, every cloud has a silver lining. 8O

With the VGF, existing members got a early buying opportunity over non owners.

VGF went on sale to existing DVC members a while before non members could buy. They had the opportunity to buy at 145 per point. A few weeks later it went on sale to the general public for 150 per point.

On Sunday, June 23rd, 2013 at 9am booking opened for new members. Previous members who added on at VGF were able to book when they bought, prior to 6/23.

The VGF opened late October 2013. Non VGF members were not allowed to book a stay prior (I think they had a four month window to book stays after 1/1/2014) to 1/1/2014. I do believe they were allowed to book for 2013, but it was not until August or something like that.

So previous DVC members who added on were on the top of the list. After that, new members who bought at VGF, after that, existing DVC-non VGF members.

Posted 5-20-2013: Villas at Grand Floridian owners will have an 11-month home resort priority booking window and can start booking reservations as early as May 23.

The resort is currently scheduled to open on Oct. 23, 2013.

All other Members may begin booking Villas at Grand Floridian reservations on June 23, 2013, according to a 4-month or 7-month window.

•A 4-month window will apply for reservations with arrival dates from Oct. 23, 2013, through and including Dec. 31, 2013.

•A 7-month window will apply for reservations with arrival dates from Jan. 1, 2014, and beyond.
 
Besides the rumor of a January release, I haven't heard anything of the Poly selling yet? I'm assuming it'll mirror the VGF sales/booking (except $), seems short notice to square up cash & vacation plans.

I thought the same thing. I am starting to wonder now it they will announce a sale date/villa details in mid-January rather than start sales then. If that's the case, though, and room availability begins in April, it seems like an awfully tight window of time to get sales going before occupancy occurs.

DVD won't need to have a very big window between the start of sales and the opening of the resort, and it certainly doesn't need much of a window, if any at all, between the announcement that sales will begin and the actual start of sales.

When VGF started up, its Master Declaration was recorded on April 1, 2013, and sales started on May 23, 2013. The first indication that sales would begin was just three days before (May 20) when DVC posted something on its Facebook page.

The necessary documents for PVB, including its Master Declaration, were submitted to the Florida Department of Business and Professional Regulation in order for DVD to get a timeshare license for PVB. To date, DVD has not filed PVB's Master Declaration with the Orange County Comptroller.

There is nothing that requires that the Master Declaration be filed several weeks before sales begin. Conceivably, DVD could file the Master Declaration and begin sales on the same day. In several instances at other resorts, DVD has sold points for a Unit before the declaration for that Unit appeared on the OCC website.
 
Thanks, Wil. Things get a little fuzzy when I try think back on how DVC handled VGF (although there have been links to those previous discussions posted) as we hadn't planned on buying. Unfortunately, my wife doesn't want to own at the Poly so it looks like I will be looking at adding on at VWL.
