What's the usual difference between asking price and final price?

We are considering buying resale and as we are not from the US I'm not used to the asking/final prices gap that someone can get.

I know that it all depends on the seller, but I really don't know how much less than the asking price is acceptable to offer. I checked the ROFR list post, but the original asking price is not posted.

Any tips? Thanks!
 
Depends on how patient you want to be. If you have plenty of time to get a "great deal," offer near or at the lowest you see getting through on the ROFR thread. You will get refused, possibly several times, before you finally find a seller that's motivated enough to accept.

Or if you want to buy soon, offer within $5 or so of what the seller is asking, and be prepared to increase if countered.

The short answer is that your offer is whatever you are willing to pay, regardless of what the initial "ask" price is set at. But the seller doesn't have to accept. That's up to you and them as individuals.

I do think there is something to be said for not over-worrying the exact purchase price. You are going to own DVC for 30-50 years and the maintenance fees and other costs associated with ownership will be MUCH more than the purchase cost. So remember that a resale will save you a ton of money over a direct purchase, even if you pay full asking price.

So get whatever property appeals most to you as your home resort. Get a deal that's comfortable, but don't beat yourself up if you pay a few dollars over the lowest deals you see in ROFR thread. Good luck shopping...
 
No difference here than in Chile. Some are full price, some less, all depends on where you and the seller meet.

It really depends on the seller. I wanted to pay about 60$ a point so I started making offers around 55$ regardless of asking price. One contract was asking 74$ And they refused to even counter so I moved on- the next contract was listed at 80$ we negotiated to 65$ a point and the contract was loaded! If the seller wants to sell and is willing to negotiate great- if not move on there are plenty of other contracts out there. Good luck!

Sometimes more if you are outbid - which happens. A small contract will go up at a low price and someone will - recognizing the bargain - immediately put in an offer for a few dollars more, knowing that the realtor is going to get a few offers immediately and if they arrive more or less simultaneously, the realtor will present all offers to the seller.
