I have been trying to rent out some points. THe first person that was interested, gave me his dates, I called MS and made his reservation. He then said it didn't work before he sent a deposit, so I cancelled the reservation. I just had someone else interested and she said she was very serious, I even spoke to her on the phone. She knew the cost told me to book it so I did. Now she emailed me and said it was to much. Of course no deposit sent. She said if it cost me anything to let her know. I am going to try to get rid of this reservation, but not sure if I will be able to. Should I still charge her something? If so what? Plus does MS get upset if you keep canceling? Thanks all!
 
I rented out my points the last couple of years because of some cancellations due to family illness. I rented to a few people successfully, lovely people, even made some new friends - would work with those folks again in a heartbeat. On the flip side I ran into 2 or 3 people who basically jerked me around. Wasted my time, had me check for availability, verbally committed then said they found it cheaper and wanted to play lets make a deal. Very frustrating! There is no foolproof way to avoid this, but maybe there are some ways to cut down on the probability:
- just as renters would with you, see how many posts the potential renter has and the tone. If the don't have many posts, my trust level would be lower
- if the word "cheap", "depends on how reasonable", or "low cost" shows up be prepared for dickering
- if they have been on the Resort or Budget Board on threads where someone told them to "go over to the DVC Board, you can get a Villa for less than a Motel 6", just avoid them
- if the Rent/Trade Board is awash in owners trying to get rid of distress points for low prices, best just wait until those flow through. I'm not criticizing someone who is trying to get rid of points 'cause they are in a bind, but it does seem to set up expectations for $6 points.
- if you are ANYWHERE close to 30 days out from the date they want the reservation, don't make one without a deposit or a contract. Also make it clear to them the ressie is non-cancellable. I would also be non cancellable if the requested dates are close to the end of your use year.
- if you are close to your banking dates be careful - if they cancel you will be the one with distressed points!
