I got my first "advance" email from the timeshare store today and inside on ten minutes went to the site and the deal I wanted to bid on was listed as "sale pending". That's quick.

The emails don't go out in one batch, they go out in several batches. So you might have been in a later batch so someone who got the email earlier than you jumped on the contract sooner.

^^Yup. What she said. If you are actively hunting for something specific and ready to make an offer, you should be checking the brokers online lists everyday (or several times a day) to try to get a jump on the email lists that go out. GL hunting! :flower3:

Also, let the broker know that you would like to be contacted first when a listing of your interest comes available. Tell them you are ready to buy with cash in hand... it couldn't hurt.

You need to check the web sites a few times a day ... And the once you make an offer, you need to be available by e-mail or phone 24/7 ... well - not quite that bad - but don't make an offer and then run off to the dentist for a root canal ... :)

Also, if you're looking for a small contract (100 points or less), you've found what you want, and the Seller's listed price is "good enough" for you - you may not want to make a lower offer ... There's probably someone out there who will try to grab that contract at the Seller's price ... and the "Sale Pending" may happen real fast ...

If you're not in any hurry to buy and/or looking for a larger contract, you probably have more room (and time) to negotiate ...
