What price would you definitely be a buyer at?

It crossed my mind that each resort has a resale price where I’d definitely be in; assuming you weren’t just going to flip it and were buying to own, what would be the price where you’d definitely be in for each WDW resort? Assume this years points are in the contract, and say 175 points.

Here’s mine:

OKW: $85
BWV: $110
BRV: $75
BCV: $150
SSR: $110
AKV: $95
BLT: $115
PVB: $70
VGF: $105
CCV: $100
RVA: $45

As you can see there are several resorts that I don’t value nearly as much as the current resale prices, but that’s what I think makes this interesting. But I have a strong bias towards using my points for many resorts, I don’t want to get stuck in a studio (sorry Poly), and for medical reasons we all basically always have a car on Disney trips which changes the equation around Saratoga Springs considerably, so I’m sure other’s lists will look very different!

What's your personal calculation based on?... and why did you value BCV and SSR higher than the current average sale price?
 
BRV: $80
SSR: $75
AKV: $85
BLT: $105
PVB: $100
VGF: $130
CCV: $120

I took a few out that I realistically wouldn't buy. AKV is the resort I watch the most and 175 points is about what we want. At $85 it would be hard to pass on.

$150 for BCV is so close to the $165 for Riviera (@175 pts).

I get the difference in MFs but you get 20 more years on the contract and no restrictions.
 

It's hard for me to do an analysis like that, since I've only stayed at a few of the deluxe hotels and have never actually stayed in any of the resorts, but real rough guess:

BLT: $130
CCV: $125
PVB: $125
BWV: $90
SSR: $85

Not sure if I'd consider the others... maybe when (if) I become a DVC member and try out multiple resorts I'll have a totally different analysis.

for me -- location location location and family of 5 with 3 sons that are young adult/pre-teen -- need space and sleep surfaces. But we love WL-CCV and BC... so need enough points for 2br there... just bought at CCV.... really want to add on at VGF (also love) and/or BC (maybe BWV but being dependent on studios for the 2BR is kind of a downer). Dreaming of split stays to be near parks -- few days MK area and few days EPCOT/HS area.

I need to try some out to be sure if and where we might add on.

Because I’d pay more than they’re currently going for for either one. I mean, I won’t, because I’m not an idiot, but if the prices floated up, I’d still be in.

wha! BWV at $58 equates to a standard studio for NYE at $200. Show me where in the world I can stay for $200 during NYE that close to a major amenity. Surely it’s worth more than that?

The math behind that was annual dues + amortized cost over life of contract at $10/point. I adjusted some resorts based on point charts (up for AKL, down for VGF/Poly) or features (down for OKW/SSR).

Boardwalk probably should get a slight bump for point chart but it still wouldn't move it anywhere near current pricing so not worth splitting hairs. 2042 resorts will always get hit hard when amortizing the purchase price due to them having less years of contract left.
 
I guess we all see value differently. As per op, BWV at $110/22 years plus current dues is $12.37 a point. NYE standard is 20 points, that’s $248 for the night. I’d take BWV at $110 every day of the week.

Here’s mine.

The first 7 I would only buy and use as sleep around points, I know with Rivera I could only sleep around at Rivera :-)

The last 4 I would own to use them at their home resort.

The price reflects a 175 points contract and if the price was higher for a 25-50 points contract I would go higher but not much higher but a little.
