What price is ok for a 25 points timeshare

Hi,

im thinking about buying a dvc timeshare and i would like to know what price (including all costs) would be ok for a 25 point timeshare.
I looked around a little and my impression is, that i wont get it cheaper than about 2600$ (when looking at the on-disney properties like old key west and saratoga springs). Am I right or is that just too expensive?

You should be able to get something for that price with closing. For that number of points if you could find a private individual and buy and if you're willing to do some of the work yourself, you could get out for as little as about $2100 with closing. That mean doing a deed, ROFR and sending it in yourself. If you're not comfortable with the deed, you can get that for about $100 done for you. Recording would be around $40. While I don't think you could do it on this board, you could likely find someone who plans to buy anyway and tag along with them. They'd buy an extra $25 pt contract and then sell it to you. As long as it wasn't financed, you'd both be winners assuming the other party was able to take advantage of the purchases incentives due to your commitment.

I think small purchases are great, and I am assuming that you will probably only want to visit every 2 - 3 years.

We love our small (100 pt.) contract and it has worked very well for us. However, please keep in mind that once you bank or borrow points, you cannot put them back in your original use year.

Small contracts require that you are very sure of yourself in making your vacation plans.

I personally think $95 - $100 pt sounds about right. I would definitely purchase where you wanted to stay and consider resorts with low point charts like OKW or BWV.

Don't be surprised if you get addonitis.
 
We bought OKW at $78 a point, with all closing and ADMIN costs (gotta love GMAC) we ended up around that 2,600 mark. But..it got us in the door. I only plan to do WDW every three years so that works for us. When GCV comes along we'll try to do an add on and get enough for 3-4 days a year.
 

Just closed this week on 28 pts at VWL, $86 per point plus closing of $322 via the Timeshare Store:)

I just made some calculations regarding the DVC:
If you could have a look at quiiz.de/dvc_calc.html and tell me, if there is anything wrong with my calculations or if they are right so far. (It is a javascript so you can easily do your own calculations on this page)
I'm thinking about selling the timeshare in maybe 12-15 years or so, so my calculation does calculate the total cost of a single point each year when selling the timeshare after 1..46 years. Is this a good idea anyway? I'm just unsure if I will travel to disney in about 15 years, so I would like to cover the "worst case".
Assuming I visit the USA every 3 years, I would have 4-5 visits until then. That should work out quite good: Orlando,California,Hawaii,Orlando and until then there is surely another interesting DVC resort to visit.

@Dean: What you write sounds very interesting to me (2100 USD would be a pretty good price). But I have some questions regarding this. Maybe the first thing I should say, is, that I live in Germany and so I have nearly no clue about US laws, what makes writing deeds on my own some kind of difficult. But of course I could join someone who is already buying a timeshare private (great if there would be someone in europe trying to do this). How would this work? I mean: he would buy two timeshares and do all the paperwork. Wouldn't I have to do the same paperwork when I buy the timeshare from him then? What are the "incentives" for him you are talking about?

The home resort would determine this. For some resorts I think the best you could do would be around $2500-2600 if you do the closing and $3000 if you pay for it to be done. What you'd need would be one of two things. Someone who wants to sell a smaller contract privately or someone who is wanting to add on but doesn't really want quite that many points and would be willing to buy with multiple contracts and then sell you a smaller one privately. The benefit to you is obvious, the benefit to the other person is they could save money (get the lower price) and/or get other incentives (developer points) effectively without buying as many points as the system requires. The problem is hooking up with someone in that situation.
