What is the SSR typical resale price right now?

We are looking at buying a resale contract and wondering what is the average price that it is going for these days. This one is 150 points with 30 points coming on 09.1.15 and then the full 150 on 09.1.16

It is priced at $81.00 per point, but seems kind of high. Any advice?

You could always submit an offer closer to what you think it is worth. There are always mid sized SSR contracts for sale, figure out what you are willing to pay and offer accordingly.

One piece of advice I took from the boards is to put a time limit on your offer. Personally I am not comfortable having multiple offers out on different contracts at a time, so a seller that waits to respond to my offer prevents me from making an offer on another.

Another excellent piece of advice I got from these boards is not to become emotionally invested in any particular contract. Especially in the case of SSR contracts, if one does not work out there will be another along soon. Unless you can negotiate a great deal, stripped contracts are very rarely priced accordingly. And remember everything is negotiable INCLUDING reimbursement to the seller for Current years maintence fees.

Good luck. I am interested to hear how this works out for you.

Wish I would have read this earlier.. We have an offer out there and I wish we would have put a time limit on it... Just like when we purchased a home.

I've made lots of offers and usually hear back within a day or two if not sooner.

It's not too late. Contact the broker and tell him/her that you are withdrawing your offer as of (whatever date & time you decide), if you don't get a response from the seller by then.

Good luck!

Thanks everyone! We put an offer in at $73 a point and we pay closing. They countered with $78 and we pay closing. We are not in a huge hurry to buy so we said because it really is no use to us until sept. 2016, our price is firm. Luckily there are always lots of SSR contracts out there. The problem we have is we want to keep the same use year and it seems we have one of the harder ones to find.

It's been over 48 hrs and no response at all.. Except from the agent telling us he got the offer :(

Yup there's always lots of SSR. keep your eyes open and get on mailing list for the resale companies. You will find something soon enough

I would call the agent and put a deadline on your offer. they can't expect you to wait and wait.

Heard back... They are firm on price. We accepted their terms so waiting for the final word. Fingers crossed... This whole thing is nerve wracking! Lol

We are in ROFR for a 120 point Aug UY contract @$83/point. We already own there with 200 points so I really wanted the same UY and just a "small" number of points. With SSR, finding 150 - 200 point contracts is fairly easy; finding something smaller was a challenge. Good luck!

I would send emails out to all the brokers that you wouldn't mind doing business with. Tell them what you want and what you are willing to spend. A lot of contracts are sold before even hitting the websites that way. And I've seen some great deals.
